We have two contracts with two different use years. One contract is at OKW with an August Use Year. The other is at VB with a Dec. Use Year.

We are very flexible with our vacation dates and have decided that the 11 month window at VB isn't necessary for us. We will probably only go to VB for 3 nights 1x a year. Again, we are very flexible and we would go off season so I do not have a concern about getting ressies.

On the other hand, we will go to OKW 2 or 3x a year for at least a week each time in the off season.

Having two different use years is a royal pain, in my opinion.

Would it make any sense to look for a 200 point (approx) OKW resale with an August use year. After that purchase is made, then list our 200 point VB contract for sale?

What are our chances of this being successful? Do you think we could come somewhat close to breaking even? Is this a dumb idea? Good idea? Thanks for any advice!

Lisa

You could do it and you could probably eventually sell the VB contract but don't expect to break even. In fact, expect to lose a substantial sum for at least the following reasons; (a) likely the VB contract is going to sell for less than you bought and less than you will probably have to pay for an OKW contract; (b) your sale of VB is a real estate sale and you have to go through all the same steps that you would for a real estate sale--you will incur costs of sale including transfer and filing taxes and fees, title insurance costs, other closing costs and a very huge amount (at least $1,000) in broker commissions if you sell through a broker. In other words, it is a good idea only if you don't mind losing money, and perhaps a substantial sum, in the combined transactions.

Thanks for your reply. I forgot to take into account the fees associated with selling. Oh well, I guess I need to get more efficient at managing two contracts!

Are you always able to use your VB points at OKW when you want to? If so, I wouldn't be inclined to sell. Maybe you can find someone with 200 OKW points who would be willing to "trade".

Diane,
You know what makes me mad (and I have know one to blame but myself) is that I didn't know you had to have the exact number of points needed to book a room.

Example: I have 95 VB points left and lots of OKW points. I wanted to book 5 nights at HH using up my VB points (2 bedroom, dream season). It is 28 points per night. I assumed that I could use ALL 95 VB points and then use 45 OKW points to make up the difference. Instead, I can only use 84 VB points (3 nights) and then 56 OKW points (2 nights). I will have to bank 11 VB points. Is that clear as mud?! lol Since we are not going to be going to VB as often as we thought, I will always have banked VB points to deal with. I understand that banked points are better then always having to borrow, but it is a pain for me!

Again, this is totally my fault for not knowing the rules ahead of time. I just found one contract to be much easier to manage.

I would LOVE to find someone to trade with but I am assuming finding a needle in a haystack would be easier! lol

Thanks!

Lisa

Lisa - Just wanted to say thanks for sharing this info and I hope things work out for you.

I've often wondered if managing two or more contracts with different home resorts and different use years was as easy as some have posted. I never would have guessed that you can't "mix" points for a single night's ressie after the 7 month window. Certainly, it's not impossible to manage such a situation, but it's far from a snap!

Best wishes,
Carol

I have 4 contracts, 3 home resorts and 2 different UY! I justed added two nights to our upcoming December trip and I needed either 44 points(2 rooms @22) and 108 points (2@54) I only had 38 points left in my December 2003 okw contracts... not enough to book a complete night for both rooms.... So I transfered those points to one of my other contracts and then complete the ressie.

Now the transfer was between two contracts (different resort) with the same UY.... I didnt ask I f I could have used two different UY(coz I didnt have any points left in my Aug UY) This was also after the 7 month window opened up.....

It does get a little tricky when you only have odds and ends, but I find if I bank them, I have no problem using them the next year! Of course then it starts all over again!

I will give my brain a break sometime in 2042!

You could find an OKW buddie looking for that elusive 11 month window at Vero and swap points for a year....

YOu might be surprised how many takers you get!

We, would love to exchange some of our OKW points for Vero...... PM me if your interested!

Lisa,

It sounds like everyone else answered your questions thoroughly, but I wanted to add one thing that might help. If you ever get confused or question "where" all your points have gone, call member services and request a "points activity" statement for the current 2-3years. It is a detailed account of all the places you have used points, for the history of your ownership so be sure to just get the current timeframe.

I have many clients with multiple use years and home resorts. Some people think it is no big deal, but if you are "mathematically challenged" like me, it becomes a little bit of a challenge. Once I have my activity statement, I can always see things better.

All the best,
Shontell

Thanks Laura,
I forgot I could tranfer those VB points to my OKW contract! I did that one other time but forgot thst I could do it again. Thanks!

I am complaining about 2 contracts with two different use years. How do you manage 4 contracts with 3 different homes and 2 use years?! I'm impressed!!
