My Husband is nervous about resale

Hi!

We have been looking for quite a while and I think I have settled on what I want to look for. My husband agrees that he would like to buy in to DVC. However, we can't come to a decision on resale vs direct from disney.

We can get many more points if we go resale and I haven't been able to find any complaints on buying resale. Some complaints with the broker or process but generally it appear legitimate.

However, this is a lot of money and my husband is not at all thrilled with the thought of doing anything but buying direct from Disney. He wants me to prove that it's legitimate and that we wouldn't be losing all that money to some sort of scam.

My gut and research has me convinced that it's legit, but I don't know how to convince him..

Anyone have any suggestions for me?

Thanks!

We bought our 1st set of points through Disney for SSR. Then we bought some points at VB and used the Timeshare Store. Not one lick of trouble from beginning to end with the Timeshare Store!

I would highly recommend them..

We used TSS store after buying direct through dvc and I feel I learned more about dvc in general through TSS and their closing company then I did from my guide who never seemed to call me back when I had questions before closing.

It did take about 5 weeks to close on our resale but I received my actual deed for SSR before I received the deeds from buying direct (which we paid for 2 months earlier)
I would not hesitate to go resale from this point on if there is a huge savings.

I used Jaki and had no problems at all. Bought 120 pt. contract at SSR and they walked me through the entire process before i put any money in escrow. Give them a call andthey will put your husbands mind at ease. Please buy resale it saves so much money.

We have bought direct from Disney, as well as bought and sold on resale with both TSS and dvcresales. They are both legitimate companies using escrow and title so no worries on your part!

As PP mentioned, if you go with one the three main resale companies that people here on the DIS boards use, you will have no problems in terms of it being a scam.

I have used TSS as both a buyer and a seller and they did a great job.

Good luck!

Use a licensed broker. Verify their license and check for any complaints listed. Then do a BBB check.

Before we used The Timeshare Store we checked them and several others. They were the only broker with clean records on both inquiries.

we bought through timeshare store. We saved quite a bit of money buying through them...i am in canada and was worried that would complicate things but it was soo easy.

I was nervous but after meeting someone at disney they told me they bought resale and to check out dis boards I did:lovestruc and bought soon after.

Give Jaki or **** a call before you're even ready to put in an offer. I think they'll really put your husband's mind at ease.

I bought through Disney on my first contract at BWV, I then bought the next three through The Timeshare Store ( which is an "official" sponsor of this board ) without any problems. I used Jerry Sydow, whom I found to be very nice. We just bought BLT though Disney, during our last visit in May, because of the then current incentives.

Disney has to approve (the sales price) of all legit resales via the ROFR process. Basically you are getting your paperwork from Disney either way.

As previously mentioned, if you stay with a legitimate resale broker, such as TSS or others, it is the same as any resale transaction. Money goes into escrow, etc etc.

Now, I would be more concerned with buying direct from a seller through something like ebay, etc. While it can still work out, you just want to be more careful about not letting the seller control everything.

We have bought both ways -- first, resale through The Timeshare Store (TTS), and later direct through our "guide."

To me, in today's market, there are only two real differences between purchasing direct and resale.
  1. Resale should save you a LOT of money.
  2. Direct will be quicker (almost immediate vs. 6-8 weeks from start to finish)
Other than those two factors, I don't think there is any difference, and I can't imagine a 6-week delay outweighing a savings of $15-$35 per point by purchasing resale.

If you deal with one of the well-known companies, you are dealing with licensed real estate brokerages who, in some cases, have been in business much longer than DVC. They are reputable companies, great people, and they operate in one of the most tightly-regulated real estate markets in the United States.

I bought most of my points direct through Disney, but did buy one contract through the Timeshare Store. The resale process took longer than the direct process, but it was VERY easy. I wouldn't be afraid of the resale process. If you use one of the recommended brokers, your biggest risk is that Disney may buy the contract out from under you during ROFR. You can save A LOT of money buying resale. Go for it!

We bought two contracts through two different companies, both listed in bookwormde's post. We had no problems at all.

Just echoing the thoughts of the other posters. We have done resale twice with the timeshare store. No issues at all.

I have bought through Timeshare store 4 times and Disney twice. Both were painless. Disney is immediate but more money. I would buy resale again if I had need to, but at this time I do not.

I bought in june throught the Timeshare Store. They were great. I also have been able to view my deed on line at the Orange County website.

We have bought from Jaki and from Shontell, as well as direct from DVC. Just depended on the specific deal being offered.

I would not hesitate to buy from either, or from The Timeshare Store if the right deal came up.

Fidelity (I think they changed their name) is a big broker, too.

We have made 3 purchases through the Timeshare store for a total of 330 points at 3 resorts and never had a problem. We have also made one direct through Disney purchase. Like others have said resale will take longer, but you will save money and get more points.
