Most common use year? Buying direct and resale later

Ok...so some of you know I've been hunting for resale contract (BWV) to then add a direct.

My 1st Resale contract was taken at ROFR. The more I read the boards and listen to podcasts, I realize that even after passing ROFR it could take months before all is finalized. There have also been some situations where sellers back out or disappear. My current offer is with an international seller..(to try to avoid ROFR) so that could cause further delays.

I've made the decision to purchase 125 BRV direct. I was originally hoping to wait until my resale passes ROFR in order to ensure same use years, but I might be in this process for months and I would lose the window to book Christmas time at BRV.

I called DVC today expecting to be placed on a waitlist for BRV given its a sold out resort, but it appears that they have some points ready to go now.

Assuming I go direct first...which UY is easier to match up for resale? Thinking Epcot Resorts for my resale.

Thanks to all for the help...amazing insight.

Sorry you got taken in ROFR, but most transactions go through just fine. I'd give it a few days to see if you are under contract. If you are under contract, act as if that contract is going to happen, which statistically it is.

You can always match up a resale too.

Direct is not going anywhere. Especially right now, if you want BR points, they will come up with some. This is not an OMG ACT NOW kind of thing.

I guess my sense of urgency is to ensure I can book December (at Epcot or MK Resort area) Maybe not realistic / feasible.

Huh, that chart is fascinating. My understanding of UY distribution as explained to me by my guide back in '08 was that it was whatever month you bought your first direct contract in. So December having more points than all the other UY makes sense that sales would be up then when more visitors are at the World and feeling like buying into DVC is a great family holiday treat. But February? I guess all the January sales would end up having Feb UY? Why wouldn't June or August receive a similar bump with no May or July UY? Or was my guide wrong about how UY get distributed?

The odds of getting any of those resorts at the 7 month window will be slim in 2020. You would have to be content staying at BRV. If you do purchase ASAP buy feb use year as you will get 2020 points to bank and 2021 right away feb 1st. I have a feb use year and have never had a problem finding a resale

Depending on where you are with that resale offer. If you plan to continue forward with it, I’d match that direct purchase, if can, with the same UY as that contract. Otherwise good link posted to help decide.

I bought direct in the Spring and have a September UY, and I did not push for that myself. That's one counter DP, for what it's worth.

For December travel I'd go with a UY prior to Dec....just in case you need/want to walk a reservation.

you are sure you want to buy brv? CCV better value imo.

Yeah....It's been a hard decision. CCV would be $4,250 more ($34 per point x 125 pts). You do get 26 more years of ownership...but that comes at ~$30k+ in dues over the course of the contract (believe it is more due to the YOY increases). That would also put us at 92 years old....definitely wont be going to Disney annually at that age.

I guess I could give to my daughters, but they may not be interested in the future or want to carry the burden of annual dues.

I've also heard that booking CCV is a nightmare in comparison with BRV...this makes a difference for me as I think about booking over the next 20 years.

Thoughts?

If you think December will be your primary month of travel then I would purchase a June use year because june give you the ability to travel over school vacation fall and Christmas with january as the banking deadline.

If you're already in ROFR for that international resale, there is a good chance it'll pass because supposedly disney doesn't like international paper work so I would match that uy ideally to make your life easier. Otherwise I would follow everyone else's suggestion to go with the use year for when you think you'll travel most. I don't think it's worth trying to choose a uy hoping it'll be easier to sell on resale later because it might be a pain to have say a Feb use year and your family travels in December usually and that's past your banking period. I bought resale first and then it was super easy for the guides to sell me my direct points with same uy afterwards.
