More questions from a potential buyer

I apologize if this has already been covered. I can't tell you how nice it is to have such a wonderful resource to turn to, to get answers. Thank all of you wonderful DVC veterans for that! Here are my new questions:

1.) Are you able to book a reservation before your "Use Year"? It is all very confusing to us newbies. For example: If I want to stay in December, do I have to wait until the points are in our account (August) or will they let you reserve 11 months out on the promise to use the points once received?

2.) Is there a chart anywhere to show maintenance fees per resort? We are trying to weigh which resort would be best for us and the maintenance fees play a big part.

You can Book whenever you want. You don't need to "wait for your points" (the points are already there. The points must be available for the actual time of your trip, not when you book.

1 - You can book any time you want at 11 months out at your home resort or 7 months out at any other resort as long as you have the points available to book that stay for the time of the stay.

2 - Just check the Resource Thread at the top of the page and it will have all sorts of general information like sizes of villas, number of rooms at each resort, historical annual member fees, etc.

Rules to remember: use year does not determine when you can call to reserve, which is always 11 months out from date of arrival for home resort and 7 at others, or when you can go, which is any time of year. Also, when you call to reserve, to determine which points you are going to use, wipe from your mind the day you call to reserve and concentrate only on the days you will be at WDW, Those determine which points are "current" use year points for the trip. Thus if you have Aug use year and want to stay in Dec 2014 at home resort, you can call to reserve Jan 2014 and points from Aug 2014 will be your "current" use year points for that trip. If you have Aug 2013 points left, you would need to bank them, and, if needed, you could borrow points when you call to reserve from your Aug 2015 yse year.

Don't think of your UY as the date when points get deposited into you account. All the points for your contract are already "there" from now until the end of the contract. Your UY just determines which year's points you need for a specific reservation. And as PP have said, no matter what your UY is, you can make your reservation 11 months out from your arrival date.
