I guess these people are really serious about buying the house.:eek:

After their offer of $45,000.00 below our listing price, we lowered our asking price by $5,000.00. They then came up another $20,000.00. We said no, and they came up another $17,500. They were now only $2,500. lower than our counteroffer. We said yes.:)

We were really surprised that they came up in price as much as they did. We have a few other things to work through (they have a condo to sell, but it appears they already have buyers) so we'll see how it goes.:)

Thanks! It seems like the house has been for sale forever. We are crossing our fingers that everything works out. I've heard horror stories of people getting right up to the closing and having something go wrong.:headache: We've bought and sold several houses over the years and have never had an issue. Hopefully, our luck will continue!

Well, they're still getting a good price for our house. When we first listed the house (spring '08) the house was appraised for over $125,000. MORE than what we are now asking. We've lowered our price over $100,000. since first listing it.:headache:

But, we're okay with that and just want to sell it now.

Congratulations! As you have found out; everyone tries to get the house for a "deal". Kudos to you for not taking it too personally and counter offering. I was the realtor for a house that wouldn't even look at any offers more than 10K under asking. The house, eventually, ended up getting foreclosed on. I also didn't want you to get too upset about the house selling for less than it was appraised for 2 years ago. Home prices have decreased in the past two years, not increased. I have so many sellers who want to price their home at more than they paid 2 years ago. Yet, they want to buy a new house at less than that seller paid 2 years ago. The dynamics of home buying/sellling are just wacky!

My mom is one who will go in and make a RIDICULOUS offer on a house. She was living in an apartment and she hated it. She started looking at houses. And she would make these lowball offers that she should have been ashamed to submit. As a seller I would have been insulted and appalled. But eventually she DID manage to buy a house that way. I think it was a mistake, but she never listens to me. :rolleyes:

My friends have had their house for sale for 8 months. It is a nice house in a FABULOUS neighborhood. They have lowered the price twice but no offers at all.

My husband and I made a ridiculous ofer on one of our houses and we go it for $30000 less than the asking price. I wasn't ashamed at all.

The For Sale sign on our front lawn now has a Sale Pending sign added to it! :woohoo::yay::thumbsup2 It didn't take long for the buyers for our house to get a buyer for their condo, so now everything has been moving forward. We have a closing date of January 21st.:)

Our house inspection turned up a few minor issues. They were all maintenance type of things- pumping the septic tank, cleaning and inspecting the furnace, and fixing a leaky sink faucet. We agreed to putting $2,000.00 in an escrow fund for any pool issues that might be discovered when the buyers open the pool next summer. The pool is covered for the winter, so they couldn't really inspect it. We've never had any problems with opening the pool, so hopefully we'll get that money back.

Now it's time for us to get serious and start looking for a house to buy in this part of the country.:thumbsup2

To everyone other than you, your house is a commodity.

Would you go to a tag sale or a flea market and haggle? Of course you would, because what those people are selling are commodities to you, even if the sellers of those items LOVE the items, think they are perefctly priced, thinkt hey are worth what they are asking etc.

It's not an insult, it's real estate in a buyer's market. If your asking price is as low as you are willing to go, then have your realtor convey that message to them and see what happens. If you are willing to take $5000 less than asking, then have your realtor give them that counter-offer with the information that that number is the lowest you will go, so instead of countering back and forth, you can either end the baloney or move forward toward a deal with them.
