Still strong overall for DVD but given this was the first month where VGF and RIV went head to head with the same pool of buyers, DVD may finally have some info to see how the resorts do in the same market.

RIV dropped quite a bit and I’d have to say DVD had to be disappointed in that result since VGF performed so well

I think this data has to be sign that DVD can’t ignore in terms of possibly reversing restrictions?
 
Between the average ROFR of CCV and this report, this does not bode well for my contract in ROFR for CCV.

Looking at the seriously LOW numbers on OKW and SSR (lowest SSR sales in 12 year and fewest OKW points since 2017) it makes you wonder what in the world they are doing buying up all those points? Clearly the market is not responding to the new price point so what gives? Is it JUST to drive people to Direct? That doesn't seem to be working with these posted results. HMMMM
 
Numbers trending downwards for both VGF and RIV can't be a good sign for DVD. I guess that explains no new price increases and the generous incentives.
 
It's the AP issue. Nothing DVC can do about it right now. That's going to be in the hands of the MBAs and the lawyers.

This is the best news in the whole thing. That means DVC thinks demand and pricing will recover, even with a big building project coming. Maybe there is hope for APs. Maybe they're buying it all up now for the on-site guest AP...

And VGF on track for summer 2023, even with no APs. Wow.

I wouldn't mind reversing resale restrictions!😀
 
Fewest points sold in a month at SSR in at least 12 years. Yet they continue to exercise ROFR at a high rate. Something is going on.
Maybe trying to keep the prices up? Buyers don't usually give up after getting thier contracts taken so next time they might bid a higher price.

They don’t bother me and I think it will take a lot to remove them.

But, this is at least the first month that can really be used to compare things in all the same light. Same economic climate…available to the same set of buyers..new and current…

So, if DVD is wondering, this showed that VGF did outperform RIV with all other factors beating pretty equal. We shall see,

Honestly the resale restrictions don't bother me either:)
 
If there is any indication that resale restrictions will be dropped, I am gonna try and land more points on the resale market because the price is so low for such a beautiful resort.
