I think each region has it's weather or nature worries, like Jo told her mom, she has the hurricanes, others have blizzards, we happen to have tornados and earthquakes.

One of things people from other regions love about Arkansas is that you can play golf and tennis year round. It never gets that cold.

oh, no worries.
i personally would miss the snow if we were to relocate to Arkansas..though my dh would love the year round golf.

here we have snow, and ice, but very very rarely..earthquakes, tornados, or hurricanes.
 
Ok MAYers - Lots to catch up on from yesterday!!! You guys were chatty! :goodvibes

I need to get something off my chest and I need opinions. Ok you guys know of our money situation so I know this sounds crazy - so just hear me out...

So- Bob's uncle Mark is going through a divorce. And he has been asking us if we wanted to buy his house for like months now - and we keep saying that we can't because he was going to list it at $120,000.00 and we obviously can't afford that.

So, he had it on the market and they already sold it (like 6 months ago) and were going to get the asking price from the people. Well, they decided right before they finalized the sale- that he and hiw wife were going to try and "work it out" - - - so they backed out of the sale paid the buyer back all of the money that they spend in up front expenses - she moved back in and they tried for another month or two. Well, it didn't work out.

He tried to live there with the kids by himself afterward and the says that he just can't do it - too much work to maintain by himself - he just wants maintenence free life ...etc.... so - he doesn't want to go through the whole "putting the house on the market again - people coming through the house and not buying - people not showing up for appointments etc.... the the longer and longer that he has been trying to wait it out and decide what to do - now he is just ready to be out....

Here's where we come in- he said that he would be willing to pretty much work with our budget and sell it to us for whatever we feel comfortable with spending for it. He just wants to be done and he said that if we are interested - then go and get pre-approved and figure out what we want our mortgage to be and he will see if that is a number that he can work with. He said that we would be doing him a favor and he obviously would be doing us a favor.

Ok - so pluses:

really cute house
North Hills school district (one of our better areas in pittsburgh)
good resale value because of it being north hills
3 bedrooms
finished basement
cute deck and small yard
hot tub/all appliances/lawnmower/ random foosball table all included with sale :goodvibes

negatives:
kinda small living room (but extra living room downstairs so...)
1 of the upstairs bedroom isn't wired for heat or air (but we don't have anyone living in there so... it can wait)
we would have to get duct work done because of raydon (sp?) (fairly cheap fix according to my dad)

here's the big one:
i don't want to feel indebted to him - i know that we are doing him a favor too - but this is a very generous offer (granted i know that he really just wants out - but still)

So, I brought this up to bob - and he says that he already feels like that about my dad because he has done so much for us for the wedding and everything and now my dad is saying that he will front us all of the upfront costs to buy a house if that is what we want to do (closing costs, down payment, inspections ect...)So, I don't really know if we can pass this up...

Also, is it wierd for his uncle to come over in 6 months and see that we changed the wall color - or something stupid like that. I just know if we will be taking a walk down memory lane every time he is there. Also - this is super stupid - but maybe there is bad juju there - lol. ya know - the divorce etc...

I need your positive and negative feedback - I know that we aren't really in the position right now - but if my dad is saying that we can pay him back for this money then.....

How much do closing costs - and inspections cost usually..? I am sooo freaking clueless when it comes to this stuff - it scares the crap outta me
 

RF- think long and hard about buying a house. It is ALWAYS more expensive to own than to rent. How old is the roof? The heating and air? How's the basement? Does it have any mold issues? Is the termite bond up to date? Will you be able to afford the bond every year? How's the lawn? Can yu afford to treat it if there's an infestation? How's the refrigerator, washer/dryer/dishwasher/insinkerator? All of these things may need maintenence and or replacing.

I'm not trying to be a party pooper. Just want you to be well informed of the cost.

oh RF - i don't know what to tell you. Its something that you and bob have to figure out i mean really sit down and discuss this. See how much you pay for rent right now. remember it will be more because of taxes and insurance... if your uncle is giving you the ok to make your own price. figure out how much you guys can REALLY afford and see how much of a loan you can get. Also you have to takie into consideration all the other costs associated with owning a home. wow i wish houses here were 120K... for a 3 bedroom here you are looking at easily 400K in my neighborhood.... If you decide to do it just make sure that you aren't getting in over your heads cause then that is when you guys start getting frustrated and may take it out on each other.....

Oh god my sister the most... not the mom her twin. Whenever she gets tot he hospital room she takes him away from whomever is carrying him...

My DD said the cutest thing yesterday... i was on my way to the hospital to visit my sis and nephew again but my mom was already there so i was going to leave my DD with her, so my mom can take her home. Once my DD noticed what was going on she said to me "MOOOOOOOM i want see the baby in the hopistal" yup that is how she said it.... needless to say shw was very upset at me the rest of the night....

RF - Closing costs can be very expensive - $2000-3000. We just put a radon system in our house this winter and it was $800 and we already had the duct work in the house. So just keep those things in mind. But, I'd say getting a house under $120,000 is a great deal in the North Hills! :goodvibes Do you know how much the taxes are going to be? That can add another several hundred dollars to your payment every month. You'll just have to sit down and figure out all the costs and see what you come up with. As a former banker, the general figure that an average family can afford to spend on a house is 2 1/2 times their annual income. Hope that helps!
 
RF - You guys really need to crunch your numbers. Buying your first house is fun and exciting and something great and wonderful to look forward to. You do your own interior, landscaping, etc. Fun, fun, fun. But like Jo said, there is a reality to it all too.

Our first house was around 15 years old. We lived there 4 years. Let's see, the roof had to be replaced, $4000 (And this was around 1993). One day when DH was leaving on a business trip, the cat was watching water drip from the ceiling. The hot water heater started leaking big time, another replacement cost. The day we came home from the hospital from having Chris, the A/C went out and had to be replaced. It was a heat pump which in Ohio was horrid, so we replaced with a gas furnace and central air, I think that was another $4000. New years eve, when Chris was 6 months old, our fridge went out, that was around another $1000. A $20 heating element went out on the oven. After 4 weeks of it being "on order we found out that it was no longer available as the oven was so old, so we had to replace it. (We looked into having the element made and that was as expensive as a new oven.) (Also, I remember all of these costs so well because money was so tight and because it was usually what I had in my savings account for the new landscaping.)

This isn't any of the fun stuff we wanted to do to the house, or furniture we wanted to buy, etc. I never got to replace the carpet in house, which was one of the first things I wanted to do. I did get to repaint, (when the roof leaked, the interior had to be painted.) I got to rewallpaper two rooms, but had wanted to do more. I had wanted to landscape as the landscaping at that house was very random and odd. I got to do that a few months before we found out we were moving.

It also isn't any of the things we had to do to our cars.

The house passed inspection. The roof and AC had said they had about 10 more years on them which should have been about right, but things happen and maybe those things just don't last as long as they should.

It also sounded like you might be borrowing from your dad. Which is a great and a generous offer from him. Think about your mortgage, will this max you out? If so, where will you get money to pay back your dad? It would be like taking on 2 loans at once. Are your cars paid for? If so, will you need a new one soon? Will you be able to afford the payment along with your mortgage? It might put a strain on your relationship with your dad if you have trouble making the payment to him.

I am not trying to be a downer, I just want to share what our experience was with our first house. Everything just cost more than we expected and went out quicker than we expected.

Did we survive? You bet. Was it difficult at times. Yes. Did I have some huge disappointments? A bunch. (Because everytime I would save money up for landscaping, carpet, new furniture, etc. something would go out.) Thank heavens I had been able to to save some money because it would have put a huge strain on us financially. I remember the landscape plans were all drawn up for us and we were ready to go with that when the roof leaked. The guy was so nice, he was young like we were and said no big deal, we'll just do it later. And we did, 3 years later but we went with him again because he was so nice to us.

Our home now is only 6 to 8 years old. We just had the hot water heaters worked on, just had to replace the microwave, my gas cook top needs work, we have a leaky sprinkler head so my DH is manually turning the water on to the sprinklers each day :sad2: (because we can't get the guy out here to get the work done, business is too good for those guys around here.) We need to kilz the ceiling where my dd flooded her bathroom and repaint that. We need more work on our security system (which another issue of getting those guys out here.) The deck needs powerwashed and stained. The siding on the dormers needs powerwashed. I have a facet laying on my kitchen counter, because that needs replaced. These are just current issues. There is always something going on that needs maintenence or replacement.

Even if you do it yourself, which we try to do a lot of it, the expenses really add up.

I just want to increase your awareness of homeowner expenses. You never know what is going to happen.

Hopefully no one else had a first time home owner experience like we did, and that this will not be your experience. We used to watch the movie the money pit and joke that it was about us. :laughing:
 
OH, and I need to pick up some liquid plumber. My sink in my bathroon is draining slow again. No matter where we live my sink is always slow, I don't know if I brush my teeth too much, or if it is my facial cleaner or what. I am destined to have a slow sink in life. :rotfl:

Not much to catch up on from yesterday - thanks for all of the info guys - it's going to be a really tough decision. We need to really crunch our numbers and see if this is something that we can do and if we can then it's a great opportunity.

But, you're also talking so someone who mentally overdrew her bank account just thinking of all the things that we have to pay for before I get a check next thursday. Oh, and Bob just got paid today... :laughing: :lmao: No, it's really not funny at all - but kinda :rolleyes: because we made all of these plans for the weekend that we really can't back out of.

It'll work itself out. We're hard working so, we'll work our way through it. And if there is a way that we can make it happen I'm sure that we will :goodvibes

Sunday - my sister is staying at my house and we are going to go to a local farm and go berry picking - so it should be a fun filled weekend!! :yay:

Morning all.....

RF - you weekend sounds fun.... my weekend well let's see... today my DSis and DNeph go home so i'll be there tonight and tommorow morning then it's off to my mom's to chaperone my Dbro & DNeph BBQ. They invited all thier friends from their summer camp imagine like 20 10 - 13 year olds. So i felt bad for my mom and offered to go help her. Then on Sunday we have a birthday party and one of my cousins house..... we'll see how it goes....
 
OMG :eek: Some people on the DIS are so mean! :sad2: Every time someone posts a negative review about CSR they get jumped on and flamed by about 6-7 DISers (the same 6-7 everytime). Now people are accusing people of having more than one screen name. :lmao: It is actually kind of hilarious. But those CSR people are kind of annoying! Last month I posted a negative review of CSR and then a few of the CSR "fans" followed me around posting right after me on every thread I was on for several days, except this one. . . Very creepy! :confused:

Oh well, anyway - No big plans for the weekend. Tonight is the last night for VBS at Church. DS's last T-ball game is tomorrow. VBS picnic after church Sunday. That's about it.

Morning All.

Busy day here... Packing for our trip to the BURGH, and keeping the house clean at the same time.. ( not easy).. We have another showing tonight, and another one in the morning. Hopefully something will come from one of these.

My dream is to be sold before the kids start school so I can enroll them in their new school, rather than pull them out after a month in september or something silly like that.

The second showing put a dent in our plans a bit for our trip tomorrow as we will get on the road later than we expected... but we are still really excited to be getting away as a family. Dh is a HUGE STEELERS fan.. so he's already looked in to taking a tour of Heinz Field while we are there as well. Unfortunately there is neither a football or baseball game on during our stay... but I guess that mean we'll just have to go again in the future RIGHT!!!

Well that's all for me... time to charge up the camera batteries, and unload the cards... in preparation.

Have a fanatastic weekend... Looking forward to heading your side of the border tomorrow and spending our Holiday Weekend in PA.
