Hi so after much help And research from everyone on this board I have decided to start looking into a resale purchase.
I see several companies when I do a google search
I trust the opinions of those on this board so would appreciate recommendations as to who to use to purchase from and any pros and cons you had in your experience

www.dvcresalemarket.com
www.dvcmagicresales.com
www.dvcstore.com
www.dvcsales.com
www.fidelityresales.com
www.*************.com
www.dvcbyresale.com
www.vacatia.com

there are also some not affiliated to this site but they will be referenced in the Closing Time thread

I can only comment on Fidelity as a broker and I had no problems with them.
The title companies get a bit more good and bad reviews, again I went through Mason Title who were great.
I’m currently buying from a site not listed above but it is a well used site also

For what its worth, we just finished closing on a resale contract and we had relatively few interaction with the actual listing company/website. Maybe 5-10 emails in total with the agent and those really just consisted of the price negotiations. Once the price was settled on, it was handed off to the title agency (Mason Title) and they handled the vast majority of the transaction and we basically havent heard from the listing agent since (not sure if this is the norm, just our experience).

That being said, there are certainly reputable (and not reputable) websites out there but all of the above seem good and for the most part, it comes down to which one has the right contract for you (resort, points, price, etc.).

I agree with @Ruttangel in the list of providers to start with and also with @sethschroeder in that you need to look at all of them and be ready to pounce on the best contract for you. I spent a few months watching daily which really helped me get an idea of what was put there and which brokers seemed to have more of what I wanted (Although that can change daily). I found that two or three really rose to the top and when my perfect contract came up this weekend I was ready because I knew what I wanted and I knew what to offer that was a fair price. Good luck

I used The Timeshare Store (dvcstore.com), as a seller and buyer for four transactions. Easy to deal with, responsive, realistic pricing IMHO. My (average) 160 point contract sold within a week at $3 lower than listing price. They said you can list higher, but realistically, $XX is what we're seeing them sell at. Agree with others, as a buyer look a several and be ready to pounce.

I've used several and have never had any issues. I'm currently working with Fidelity and so far all going good except for time, but that is par for the course right now. Past experiences have me from offer accepted to points in account in less than 2 months, including ROFR and estoppel. This time around 2 months just to pass ROFR...

Our first 2 resale contracts (1-1/2 years apart) were through https://www.dvcsales.com/

Lori was so quick, helpful, knowledgeable, responsive, and truly caring that my husband said we should only work with them in the future!

Another year later, and we’re back for more! 😆However, they had no listings that appealed to us this time. So, I just chose a contract which fit us best from the many other reputable DVC resale sites I’ve watched for years; and it’s been another good experience thus far (still waiting on ROFR). This contract is through https://www.**********.com/ (sorry, but their website is apparently not allowed).

** All 3 of the contracts have been handled by Mason Title & I do highly recommend them.

I'm just curious. Timeshare clubs have a lot of costs attached to them. Has anyone thought about buying real property. Not a condo but a real home. Using a management company to rent it out when not using. Now you can make money.

Big investment, big risk, and you don't get the benefit of staying onsite.

Plenty of dirt cheap rentals supposedly if I didn't care to stay on property.

I would only do it if I was spending months or plans to spend months in the future living there.

I see your point. Always wonder what it would be like. Lol.
Dirt cheap rental is never the answer. A nice place in Dunedin and near the gulf is in our future next feb

To clarify cheap rentals with upgraded kitchens, 5 bedrooms, 5 bathrooms, a pool lol.

Buy from whoever has the best deal.

Remember the brokers double as buyer and seller agent in dvc transactions. You have to be careful in what information you share with them. Their incentive is to close the deal, not necessarily getting the best price for the buyer / seller.

Can make good money as is if you rent out your excess DVC points. Don't have the headache of actually renting out a vacation property. Look at all the speculative AirBnB buyers now being stuck. They can't differentiate their properties from each other and got crushed with downward spiral in competition. With DVC, you have property at prime locations to disneyworld, and the power of corporate disney behind making your rental location desirable.

I like the points you made.
