Okay - we've talked and researched and talked some more. We want to stay here:

http://www.vrbo.com/319324

4 BR 2 BA home in Emerald Island.

I've checked tax records - both owner and management company are all paid up. Home has a recent good review. Had several emails with owner, and he is quick and courteous in his replies.

Read over rental agreement and seems pretty standard to me:

Requires $250 deposit - non-refundable unless reservation is over 3 months away. Balance due 4 weeks prior to reservation. Non-refundable, but will reschedule if something comes up.

The only question that I see that I forgot to ask was how to make payment. The contract said deposit is handled by security company, but didn't clarify how I have to pay that. So I need to see if I can use a credit card (which I would prefer) or if I have to write a check.

Should I be scared away if I have to write a check for it? Management co is Orlando4villas.

Am I missing anything here? I want to book, but I also want to make sure we've covered ourselves.

I've done both with success. When I used a credit card, I was asked to pay a bit more for the processing fees, and I happily did.

With the check, it went to a bank. Once I checked out the ownership and tax records, and all was well, I felt comfortable mailing my check.

If you prefer a credit card payment (or Paypal, which is sometimes another option), I would ask the owner whether this is possible.
