I’m looking at listing my DVC contract within the next month or two. I’m hoping to hear from anyone who had listed theirs with two or three separate brokers. Would you do it again or list with just one? Did you inform all brokers involved up front? Once it sold how did you go about unlisting from the other sites? Opinions appreciated-TIA

I am not yet an owner so I don't know for certain but I would be shocked if you can do that. I mean it is real estate right? You can't list your house with 3 different agents at the same time.

You can list with multiple brokers. I have not done it because years ago, when I looked into, the contracts at the time said that if I was received a full price offer, it was sold and I owed the commission.

I was worried with my luck, I’d get them from both and owe both, regardless of which one I sold to,

I do not know if that has changed but I do hear of more contracts being listed in more than one place, so it could be.

Thanks Sandisw! I just read one of the contracts and the only thing mentioned is what you said...if they receive a full price offer before I remove the listing then I’m responsible for the commission.
I’m leaning towards just listing with two but still interested in hearing from those that did this.

Standard real estate dogma is that if you list with a broker, and if the broker can produce a buyer during the listing period who is "Ready, willing and able," to go forward (usually this is demonstrated by them putting down an earnest money deposit) then you owe the broker the full commission, no matter what you have decided to do with the property, instead of selling it to them. If you list with 3 brokers and they all produce a buyer, you will owe three commissions.

I’ve sold a few contracts and only list with one broker at a time. Contracts sold within a few days. For myself, when I’m looking to purchase I always check the three main sites...one seems higher priced but always has contracts listed as sale pending. So I don’t know why you would need to list with more than one. Just seems like more work and anxiety. Serious purchasers are signed up with all of the brokers for email alerts too. I would be afraid of what others have mentioned, about owing someone money.

Good luck!

Thanks for the replies! I’m not desperate to sell so I will list with one broker and stay with him/her. Like Dizzydizney said, probably more stress than it’s worth.

Thanks for confirming that it is still there, I am a gambler and will take risks...slated for a cruise in October even with Covid looming...but I just couldn’t pull the trigger when selling!

I did this many years ago and it turned out to be a good thing as it sold with my "backup" broker but I wouldn't do it now. I definitely hustled to notify the other broker once a deal was made!

Who are "all of the brokers"? Is there a list somewhere? and who are "the main three sites"? Thank you for your assistance.
