Looking at OKW resale-- does this make sense?Update: Sale pending!

Hi all--
Trying to convince DH that we should add points via a resale-- maybe 100 pts at OKW--our favorite resort. We have 150 pts at BCV. It looks like an OKW resale would be about 80/pt with closing etc. For the first few years, I am thinking we could rent our BCV points, since they seem to be in high demand. Since we love OKW anyway, we would love to stay there. However, because BCV is so popular, does it make more sense to join the crowd on the BCV add-on waitlist and pay the extra up front for the possibility of higher value in case of resale? We don't plan to sell our contract, but just in case. BTW, this is a legit question, not a debate starter re: renting points.Thanks!

My $.02...I'd just buy OKW points. I totally see where you are coming from regarding the higher value of BCV now. But remember you're not only going to pay more up front, but you will also pay more annually in Maintenance for the BCV points.

You're rolling the dice in assuming that you would recoup the higher initial purchase amount plus the difference in maintenance down the road. I'm not convinced that DVC would let that gulf get too big. They have a lot of control over resale prices via ROFR.

If you want to use the points at BCV, then buy there for the 11 month window. But, if you love OKW, buy your points there...particularly if there's a chance you might want to book a Grand Villa down the road.
 
I'd buy at the resort you want to stay at the most and not worry anything else. Would you rather have the OKW or the BCv contract long term for that 11 month window? It sounds to me like you would rather have the OKW contract.

IMHO, if you are not using BCV points to stay at BCV, then you should think about selling them FSBO. It is a sellers market for BCV, so you could probably sell it FSBO with ease and still fetch $85+ b/c of the ROFR threshhold. You could then turn around and buy about 10% more in OKW points for the same price. If you don't want to sell FSBO, then hold onto them and just add on OKW points.

As far as renting your BCV points, I would think if you use your 11 month booking advantage at BCV, you could command a lot higher than $10 per point, maybe even $15+.
 

I would agree that buying OKW points would probably be a good idea since you said you love to stay there. Personally I think it is nice to have points at two resorts that you really like, for the 11th month window. Of course, we do not have as many as I would like at BCV's right now, but we do own at OKW and have 50 points at BCV.
