Late Summer/Early Fall Incentives

Our direct points are Disneyland June use year as we want to travel out there in the summer. We will almost always use our points very early in the use year. We just got back from our July trip on the 19th. The high temperature was like 77 degrees daily and we had to purchase long sleeve shirts to put on in the evening. It was wonderful and no rain.
We’ve been getting amazing weather at DLR this summer but I would not count on it being this cool in July most years.
 
I still think June/July weather is preferable to August/September and even October. At least for me.
Definitely way better in California than Orlando in the summer almost all the time. I humidity and little chance of rain with way cooler by average we will happily take. Only problem is next summer we are doing a Disney Cruise and World, lol, will miss California for sure.
 
Thanks everyone! We went ahead and used the D23 discount. Wishful thinking on my part we could get another $500. We are now officially blue card holders at the Poly and have our Welcome Home trip this October at the Boardwalk. The points loaded in less than 2 hours! We were able to take advantage of Magical Beginnings with our September Use year as well. I’ve learned so much reading these boards, really appreciate everyone’s input.

Do you have to pay dues on them?
On a pro rata basis. Say your UY is September and you were to purchase right now and take advantage of magical beginnings. You’d pay about 5 months worth of calendar year 2025 dues. It’s the same if you don’t exercise magical beginnings. But, an easy $20 per point, even accounting for the pro rata dues, is a pretty good deal.

Yes but you’d be paying dues from start of purchase no matter what. Anybody who buys this month will have prorated dues paying 5 months out of 2025. It doesn’t matter what UY or whether you’re starting with 2024’s points or 2025’s.

For example, someone buying a Sept, Oct or Dec UY right now will get 2024’s points to sell back through Magical Beginnings. Anyone with an earlier UY would only have 2025’s to sell back. Yet both will end up paying the same amount of dues.

Just to supplement this slightly, the dues will be charged pro rata from the date you e-signed the purchase documents. Closing will not technically occur until you have made all payments which could be up to 60 days later.

And it looks like its to the end of the calendar year , I wish I knew about the payment thing I could have held off a month.
 
Can I ask what your per point cost on the 150 VDH points basically ended up being after all your discounts?
Let's see looking at my contract. 150 points is $36,750 minus $5000 (Developer credit & D23 (4500 + 500)) minus $3000 for Magical Beginning =$28,750 making it $191.66/point.
If you want to add the closing costs which I don't think we typically do when comparing it adds plus $407 closing costs making it $194.38/point. They initially gave me the member cruise discount by accident, which I believe was an additional $500 or $1000 off. Bummer they could not have allowed me to keep it without cruising.

What is insane is that there are resale listings for VDH that are higher than this direct purchase.

Until you are an owner…buying a contract…you aren’t responsible for costs prior to that date.

The number of points only play a role in determining your share for the year…that is why dues don’t change with MB…because it’s the same regardless.

It’s why it’s strategic to buy closer to the end of a UY, especially with the MB program!

Thanks @Sandisw. That's what I thought happened with us. Became a bit confused by the discussion when people starting mentioning the MB $20 and the dues in the same post.

We took advantage of that strategy during our recent add-on. Sept UY and used MB. Nice price drop and we didn't miss the points because we receive 2025 points next month. Then, the "Welcome Home" stay even for add-ons allowed us to get Island Tower in October (despite zero availability for months).

Just the prorated amount (6 months of dues in the example).

You only pay dues in direct purchases from date you sign the contract.

Nothing else matters. So, everyone buying today will pay exactly for the same number of days in 2025 for their dues….regardless of which set of points you start with or whether you take advantage of MB.
