Late Summer/Early Fall Incentives

Can someone explain why the Polynesian is incentivized? I am considering DVC, and I think I am mostly interested in Bay Lake Tower, but would certainly consider Polynesian.
Bay Lake is a sold out resort. Polynesian is still in direct sales since the Tower opened. They haven't even declared all the rooms at the Poly. All the non-sold out resorts will have the best "specials", but they will have an extra incentive on a sold out resort once in a while. It's currently AKL. It was SSR last time.

From what I've read about the 2 you are looking at and after watching many videos of them, point wise, BLT is a much better value. Comparing one bedroom units, they are both highly desirable and both offer 2 bathrooms, but the point charts are significantly different.

I actually bought Poly for the overall vibe, but I will be very happy to stay at BLT and save some points once in a while.

You can get a lot more “room” for the points at BLT but unfortunately the price is not discounted this incentive period. There was a great incentive at BLT last Fall and we were able to save 50 per point and then another 20 with Magical Beginnings. My guide acted like he hadn’t seen that good of a deal at BLT in a long time.

I think there is a decent argument that for restricted resorts, a 25pt contract is smaller than ideal for resale purposes. It is too small to do much with on your own, so you'll tend to only attract people who already own RIV. Plus, the closing costs start to matter on such a small contract. I think it's fine to go lower if you truly do not want 50 in a single purchase event, but I wouldn't do it otherwise.

If it were me, I'd probably split 300 as 150/150, or maybe 150/100/50.

(In other words, I think Disney had a good point when they originally set the minimum at 50.)
I will counter argue by using the small 25pt (and even the recent less than 25 point!) BWV contracts as evidence. Even though you can use those BWV points at the other original resorts, no one is really buying the inflated small BWV contracts to use anywhere but at BWV. It's either members wanting to add on a few more points at BW or just enough points for a night or two here and there. It will likely be the same with the rare RIV 25 pointers, depending on what they do with the other Epcot resorts post 2042 and what they do for new DVC units in the area (and how expensive their point charts are). Those BWV small pointers get snapped up quickly and for a premium. I think these RIV contracts could be similar in the future.

Yup , it had $44 a point in closing costs not really going to make more in resale

Also correct, not going to use it anywhere but BW ( I don't think most are buying BW or BC as SAP regardless of size )

If they tried 50 minimums for a while to push members who may have been thinking about a small add on of 25 up to 50 and it didn't work, they obviously think that they can sell more 25 pointers now.

It seems they are casting a wider net to get more buyers from all angles. Allowing 25 pointers again to get more cash only buyers, and allowing financing for up to 15 years for members who want just a low monthly payment but don't want to pay a bunch of cash up front (even though I feel this 15 year financing is not a good decision for most members).

Even if they may not all be smart/good options, more options for DVC buyers I feel is generally a good thing, and I like the 25 point options.

Ccv started the 50 point minimum in 2017.
8 years later, there will be people buying 25-49 point add ons at the 2017+ resorts!

Yes, and some people like to buy the small contracts as a way to build their DVC membership debt-free so offering CCV could be a great way to go for those folks - especially since your points will go further there than at the Polynesian... I'd buy CCV as our second home resort, but I am concerned about the soundproofing....

We bought two small direct contracts and paid cash for both.

We are talking to a guide right now about buying 150 direct, I mentioned we are D23 and asked about the "Special Offer" of $500 that is on the pricing sheets posted in this thread. My understanding is we would get $500 off for the Special Offer and an additional $500 offer for D23 for a total of $1,000 credit. He is saying that the "Special Offer" is either Military or D23 for $500 off. I was interpreting it as the Special offer of $500 for taking the tour and an additional offer of military or D23.

Can someone whose been through this clarify for me? This is our first experience buying direct. Thank you!

That may well be correct. When I bought in late April, I had a $500 referral credit. I mentioned the D23 Gold $500 and they said one or the other. My guess is the $500 Military discount goes in this same bucket. If it were me, I’f get a referral for your first direct purchase and then save the D23 or military discount of the add-on you will inevitably do.
