Kissimmee - Beachtree Villas vs. Sunlake Resort

My family of six, including four kids (ages 17, 15, 4, & 3), are planning on going to the Disney World and Universal parks in April. I have made tentative reservations for 3 BR / 2 BA condos at both Beachtree Villas and Sunlake Resort (a.k.a. Florida Magic Vacation) in Kissimmee. The TripAdvisor popularity rankings are #4 and #7, respectively, out of #194 listed Kissimmee accomodations.

Has anyone stayed at either of these places? If so, your comments would be greatly appreciated.

We stayed at Beachtree Villas on our last trip in Dec. '04. The villa was very nice -- spacious and well decorated. We went to Target and got groceries to prepare breakfast each morning. We had 6 people -- my dh and I took the master bedroom, complete with bathroom with shower (no tub). My dd3 slept in the queen bedroom with my dd1 in the provided crib. My dd21 and her friend took the bedroom with the twin beds. We made use of the washer/dryer every evening - especially the day that my ds threw up all night/day. The villa staff was very understanding and quickly brought new bedding for my son's bed including the comforter. The pool was nice for the 2 days it was open. Then is was closed for cleaning the rest of our trip (10 more days). We were told that we could drive down the street and use the pool at the next resort but we never did.
