Those were quick flip glorified hotel rooms they were selling, not a brand new build tower like PIT.

I may very well be wrong but I’m anticipating a higher than RIV price and it still to outsell it substantially.
Thing is, VGF sold exceptionally well in the first 4 months. There absolutely was demand for those points, regardless of what some think of the newer room design. But when the initial enthusiasm faded and Riviera was suddenly a few dollars cheaper, the winds shifted.

If Island Tower does outsell Riviera by a significant margin, they'll simply raise the price / lower incentives. They'd be foolish not to get a premium price for a premium resort. (If that's the perception.) I get the enthusiasm, but prices and point charts have a way of dampening that. Especially since resale points have access to Island Tower.

EDIT: If there is one factor working in the favor of lower prices, it's the shorter contract duration. IT buyers will only get about 41 years from the ownership. Is that enough reason for Disney to play conservative with the pricing? 🤷‍♂️

I really hope pricing comes in under $200/pt with initial incentives. At $225+ a 150pt contract takes a lot of years to come out significantly ahead of cash bookings after you factor in tickets. Deluxe studio one week stays.

You can’t compare with tickets.

You can only compare the cost of the room but yes even with Poly being expensive on the cash side it will still be a few years to reach that break even spot even if you have a resale contract.

It'll take like 5 years to break even - on a 40 year contract. That seems very good.

Right now, to book a studio for 4 days during Christmas week it's $6500 cash. That's probably about 150 points. Do that 5 years in a row, that's $32,500. That's right around what 150 points will cost for $225/pt.

5 years is not a lot.

But do that analysis vs. rental prices instead of cash prices ($3200 to rent those 4 nights during Christmas week?) and your break even period just went to 10 years.

I don't know about that. Doesn't seem like they care much about expiration when it comes to direct pricing!

It’s only a good comparison to renting if one would do or is doing that

We were not comfortable so used the cash price with discount since that is what we would be doing if we decided against DVC.
 
If you’re looking to just own DVC beyond 2042 and budget is a concern, then you should consider the current Saratoga springs incentives because they’re pretty good. Plus the dues are less than OKW. And if you’re buying direct, then you get the benefit of staying at Riv and other future DVC properties that may be burdened by resale restrictions.
SSR doesn't work for us for the same reason as OKW. Our mobility needs have changed and a super sized resort with bus only transportation to the parks is a no go. Otherwise I would have traded during the awesome OKW direct sale earlier this year.
 
Yes I couldn’t believe it either when some like @pkrieger2287 constantly knocks RIV on its charts 😁

They are high don’t get me wrong but not as much as these two.

For a studio checking in 3/29/25 and checking out on 4/5/25

Riviera was between 9-26 points less than Poly.

RIV Standard 155 vs PVB 181
RIV Preferred 195 vs PVB 204

Riviera was between 4-17 points less than Grand Flo.

RIV Standard 155 vs VGF 172
RIV Preferred 195 vs VGF 199
Yeah but RIV is not at all comparable to VGF or PVB, compared to other Epcot resorts it’s very high
 
I'm not sure if this has been posted before. I was looking at Disney dining and Wailulu Bar & Grill has been added to the Polynesian options. I don't recall seeing this when they initially announced the bar and grill.

Good catch. I guess I was lucky to see that. I just looked at the Disney dining site and it's not even listed there. Apparently it's only showing up under PVB and then clicking the Dining tab?

I think the X factor is weather. I’ve been to the site multiple times over months. It’s moving along. Some lagoon facing rooms seem to be mostly done. If there are no big hurricanes in fall then it should be 95% done at opening. Get a hurricane or two and I think some elements, particularly landscaping, won’t be done.

It just depends on who you ask. Some people for sure love it others not so much. I prefer VGF but SO loves RIV.

All are entitled to their opinion but the points are more expensive at PVB when we go over both VGF & RIV which is what I originally pointed out.

Gotta disagree. It’s pretty popular with cash guests and many of us DVC.

But, the points chart is still a bit better than VGF and PVB…and assume it will be for the larger units…so, in that respect, it’s on par with those who want those top near park resorts.
