Island Tower at Polynesian Villas & Bungalows

Anyone else notice Island Tower standard view is basically a parking lot view. By charging the same price as cash for PVB standard view, it eliminates the complaints of Pago Pago parking lot view. (I am guessing point charts will be the same for standard view at Island Tower and longhouses).

Actually makes the rest of the longhouse standard view seem like “view” bargains.
 
Did I miss the announcement? Can you point me to where the breakdown of rooms are please?
They haven't announced a breakdown of room counts, however the DVC website has added the room types (without values) to the point chart calculator already.

Under "2 Bedroom Villa" they ONLY have Theme Park View listed.

Whereas if you select 2 Bedroom Lock-Off, they have Standard, Preferred, and Theme Park View options:

This is consistent with their cash bookings as well, which only have TPV dedicated 2BRs, and S/P only available as lock-offs.

I guess it's possible that this could change when the final charts are published, and they are simply choosing not to book any dedicated S/P 2BRs for cash, but I think it's extremely likely that this is all we're getting. (As somebody who would like to book S/P 2BRs, I'm not thrilled!)
 

I think if it is $180 a point for 150 I would pull the trigger on day one. I am happy at the long houses and will wait my turn for a night in the tower dragging my carry ons through Captain cooks to get there! I want to sit in a pocket garden and eat dole whip someday.

I think it will come out of the gate at $250 and offer minimum incentives. People bought resale over $200 a point when Disney started rofr on resales. They will want to see what we will tolerate for direct.

Totally agree....I was saying that when we were at GFV last week....I would NOT want to be staring at a golf course / parking lot when my other SV option of the Oasis Pool at Tokelau :p
 
Since I've previously posted my best estimates for point charts, I thought I'd do the same for incentives. I think there are a few options depending on how aggressive DVD decides to be with pricing.

For the past couple of cycles, they've settled into consistent pricing and per-point credits across the WDW resorts in active sales, and used the Welcome Home offer as the sole way of increasing the discounts on larger purchases. Right now, The Cabins have a much more generous Welcome Home bonus than RIV, in a mostly-failing effort to drive sales there. This structure makes sense to me, it's really simple for potential owners to understand, and I hope it's the structure they use going forward.

As a best-case, they may just match pricing and incentives currently available at Riviera (assuming I'm reading the webpage right). This is less generous that what they offer at Cabins, but tbh I consider it the best-case scenario.

Since the Poly is a premium product, I wouldn't be shocked it they bumped the base price up and turned down the incentives a bit, both to grab more revenue and to make RIV and especially CFW look even better by comparison. Especially since the current incentives seem unusally high to me? So something like this is probably more reasonable.

Or if they really think demand is THAT high, they might push harder and we'd end up with something more like this, at which point I'm bowing out of PVB direct sales and hoping for something better to come along! They'll sell a lot, even at this price, and it'll make RIV and CFW look even better by comparison. I don't think they could sell out the whole resort at this price, but they know their business better than I do, and they could always offer better incentives at some point in the future if sales underperform expectations.

Thanks for the info. I didn't know they had a point calculator. I also just went to David's or went to book to get the points.

Can you point me in the right direction as when I go to book all I'm seeing is the bungalows.

Also not thrilled as that takes away from inventory to book a 1 BR at 7 months. Usually not a problem except for boardwalk as most resorts have dedicated 2 bedrooms and don't need to steal a 1 BR to make it work.

Most of the times the 1 bedrooms are easier to book because everyone grabs the studios first. Since there are already a ton of studios though I'm not sure how common it will be in the tower.
 
I'm new here but I don't see them pricing it lower than VDH. $235 is my wager bob!
Part of my thinks they'll keep the price the same for simplicity (DLH is just a totally different buying pool) and just turn down the incentives, to achieve the same result, but we'll see!

True but they may not have that many units to begin with. Certainly hoping for more 1 bedrooms than VDH has. Otherwise I guess off to BLT/AKL we go for that extra bathroom :)

I love the Poly, but BLT at current resale prices is the best spot for 1beds on the Monorail loop (and in the MK area, as CCV’s 1 beds are smaller with 1 bathroom!).

Just needs that reno & Murphy beds that it’s due.

In addition to this, if we look at the floor plans of what was declared, it looks like there is only 1 dedicated 2 bedroom per floor, on the North West corner of the building. If we assume every floor is laid out the same, there would only be 6 dedicated 2 bedrooms, which seems like an interesting decision on their part for a resort that already has so many studios. Or maybe they're assuming most people will book the long house studios first, making it easier to book the LO 2 bedrooms?

ETA: Sorry, I completely missed that we don't have the layout for the middle section yet, so I guess theres still hope for a few more dedicated 2 bedrooms.

Isn’t the golf course view classified as “preferred view”? If so, the cash price for preferred matches longhouse lagoon view.

I would definitely prefer lake view longhouse over a golf course view. I like golf, but watching it 😴. On the other hand, watching the lagoon activity and seeing fireworks from our balcony is awesome.

Longhouses are also far more convenient for Epcot monorail, ferry/monorail to MK, buses to everything else.
