Since I've previously posted my best estimates for point charts, I thought I'd do the same for incentives. I think there are a few options depending on how aggressive DVD decides to be with pricing.

For the past couple of cycles, they've settled into consistent pricing and per-point credits across the WDW resorts in active sales, and used the Welcome Home offer as the sole way of increasing the discounts on larger purchases. Right now, The Cabins have a much more generous Welcome Home bonus than RIV, in a mostly-failing effort to drive sales there. This structure makes sense to me, it's really simple for potential owners to understand, and I hope it's the structure they use going forward.

As a best-case, they may just match pricing and incentives currently available at Riviera (assuming I'm reading the webpage right). This is less generous that what they offer at Cabins, but tbh I consider it the best-case scenario.

Since the Poly is a premium product, I wouldn't be shocked it they bumped the base price up and turned down the incentives a bit, both to grab more revenue and to make RIV and especially CFW look even better by comparison. Especially since the current incentives seem unusally high to me? So something like this is probably more reasonable.

Or if they really think demand is THAT high, they might push harder and we'd end up with something more like this, at which point I'm bowing out of PVB direct sales and hoping for something better to come along! They'll sell a lot, even at this price, and it'll make RIV and CFW look even better by comparison. I don't think they could sell out the whole resort at this price, but they know their business better than I do, and they could always offer better incentives at some point in the future if sales underperform expectations.

Just as a note, MB is currently down to $20 PP
 
I love the Poly, but BLT at current resale prices is the best spot for 1beds on the Monorail loop (and in the MK area, as CCV’s 1 beds are smaller with 1 bathroom!).

Just needs that reno & Murphy beds that it’s due.
Agreed!!

Parents want the extra bathroom, DS wants the better pool and easy Dole Whip access.

That’s why we are hoping point charts aren’t too bad so we can all be happy!! :)
 
Isn’t the golf course view classified as “preferred view”? Is so, the cash price for preferred matches longhouse lagoon view.

I would definitely prefer lake view longhouse over a golf course view. I like golf, but watching it 😴. On the other hand, watching the lagoon activity and seeing fireworks from our balcony is awesome.

Longhouses are also far more convenient for Epcot monorail, ferry/monorail to MK, buses to everything else.
That transport access was one of the reasons we weren’t bothered if PIT was part of the same association when we bought PVB earlier this year. The more I see of PIT the more I’d like to stay but honestly not sure if it’ll be a one and done, at least for the foreseeable, those longhouse studios really work for us.

That’s my feeling. The way we spend money when we go to Disney (airfare peak season, points in high season, TS dinners, merch) I can’t rationalize spending ~$80 more per point on Poly direct vs BLT resale. We love BLT for walking distance to MK and I believe the refurbishment will make BLT a more desirable resort. In addition, I can’t envision buying Poly direct and then getting shut out of the few 1 and 2 BRs that have been declared so far. I’m going from “take my money on Day 1 for Poly” to “add on elsewhere”.

I don't think OTUP price changed at all, and it definitely didn't go down, or did it?
Yeah it spontaneously changed from $22-20 about 10 months ago — when I bought OTUP this spring they had not gone down but I haven’t checked since April.

Yes I had to buy 24 OTUP the last couple of years.

This year I paid $20 and last year I paid $22.
I want to to say I only paid $19 before that but I can't find my gift cards records from then.

I believe they lowered both the MB price to $20 and the price for members to directly rent additional one time use points to $20 as well. So all around, that's fair
 
I think if it is $180 a point for 150 I would pull the trigger on day one. I am happy at the long houses and will wait my turn for a night in the tower dragging my carry ons through Captain cooks to get there! I want to sit in a pocket garden and eat dole whip someday.

I think it will come out of the gate at $250 and offer minimum incentives. People bought resale over $200 a point when Disney started rofr on resales. They will want to see what we will tolerate for direct.

I easily rent my Boardwalk points with a December reservation. I can easily charge $27 - if I did $20 it would be gone in minutes.
Inquiring minds want to know. How? Are you not constantly checking if you can book at a particular time? Even if you have something reserved I would think you would still have to wait for the right party to come along.

December has always been a month with very high demand and if you on top make a reservation for a room which costs low points it’s very easy to rent at a higher cost.

I’m not saying that you are able to move a reservation which costs $27 within minutes or hours - however last time it sold before the 11 month window opened.

I’ve always thought that the MB at $20 was a joke because the amount is so low - I know it’s easy and you can do it in a heartbeat. As with everything else that is easy and convenient you pay a price for it - in this case the price is a lower cost per point in your pocket.

With the new poly rooms I assume that at least the first year you as an owner can charge a premium (not 1br) but after that it’s just like every other resort.
