I just assumed it wouldn’t start until after December for points bookings but I guess they still have inventory that once declared can be booked with points for the opening.

I’m sure the morning it opens the DVC website will go down with all the traffic lol

Once units are declared into PVB associatation, and opened for sales, then those rooms will only be good for points based bookings. What they are allowing people to book right now are the rooms that DVD intends to keep out of the first declaration, which are theirs free to rent for cash for as long as they are not part of declared inventory.

Is there any past precedent for what booking might look like once they declare inventory. We are inside 6 months from the opening date so if they do allow bookings at opening they would have to do some sort of modified windows for PVB home resort vs non-home resort.

Has this happened anywhere else before? If so, how was it handled?

They have always given owners a home resort booking period...a shortened one....to get rooms before opening it up for the regular 7 month window to others.

I think its usually a few weeks? Maybe a month? So, if we assume that they opened booking for PVB tower sometime in mid to late July for owners (that is my best guess for the earliest we will see sales begin), then maybe owners would have until sometime in August before they open to non owners.

I imagine it will be similar to Grand Floridian when they opened Big Pine Key.

They allowed owners with home resort priority to book the new building for a month before they opened it to all DVC members.
 

If you look at some of the artist renderings, you will notice some of the exterior walls have artist work. Looks very much like tattoos.

After seeing the tower, I wonder if they might also do something on the long blank wall facing the GCH. That wall would be an excellent blank slate for a Polynesian tattoo artist to come up with something similar to Aulani’s two large artist walls on the exterior. 🤷‍♂️

Well I don’t think we are looking at sales info next week when current incentives expire.
I think they’ll definitely let this round of incentives expire before releasing poly info. They don’t want to let those end of month RIV and OKW customers exercise their out clause just to buy at PVB. They want those contracts to go through given the strong anticipation for Poly sales.

What is GCH. My brain reads that as Grand Californian Hotel…..

But if not, I'm not sure creating multiple "viewing areas" to encourage random WDW visitors to have that much access to guestroom floors is a good idea...
The duo areas have their own balcony. From other images of the larger portal facing the monorail, there was one where you could see the light from these triangle balcony areas.
Seemed like it would be an area to view from.

Funny thing is Poly has many places to see fireworks from. Beaches, pools, pier, Ohana, etc. Not sure any resort comes close to the ability Poly has for great viewing locations. Some may go to these areas, but honestly not sure they are any better than areas with easy access to food/drink, which these don’t appear to have.

If they put a bar or a Dole Whip stand on a higher floor or top, I would be far more concerned.

Myself and some others I know of are doing a delayed 90 day closing with RIV contracts this week. This lets us lock in the current RIV promo, with the ability to cancel for 10 days like normal, but also the ability to change anything with the contracts until the last payment is made at 90 days. We will even be able to switch the purchase to Polynesian instead of RIV if they for some reason have an amazing opening deal. Or in the very rare chance that their incentives match exactly and we can mix and match some points at both.

Granted I think most buyers don't do as much research as we do on this site lol, so they do probably do want to lock in the average buyer.

That doesn’t sound right. The contract is final after 10 days, regardless of how you have scheduled payment. I believe you’re tied into that Riviera contract at 10 days per the contract and Florida timeshare law. Are you saying DVC told you you could modify the resort and point count up uny that 90-day mark, including switching to Poly points or mixing the two?

I’ve purchased with delayed financing of the down payment (split over 2 billing cycles for CC points), and the contract “closed at 10 days, but DVC didn’t file the deed until after the final payment.

Those are viewing platforms it seems. Definitely not the duo studios

My guide didn’t confirm we can mix and match, but he confirmed in writing via email multiple times that we can switch escrow over to Polynesian as long as we do it before my Riviera contract closes on September 14. It will require a rewrite of the contract. He said the key is making sure we do it before final monies are received. (His words.)

He also said he would automatically apply any better incentives to the Riviera contract which will not require a contract rewrite.

He also said that he “flagged it” and this was approved on my file (verbally) when he took my credit card deposit.

He has been a guide for 12 years (maybe longer) so I am inclined to believe him, but if someone has evidence to the contrary, I am happy to ask again (although I already asked twice, lol).

Did the Riviera points load onto your dashboard?

I’ve definitely heard of contracts being re-written to switch to new incentivized resorts, but it’s always been within the 10-day window (that’s why people always wait until the very end of the prior incentives so they can get switched before the 10 days expire). I’ve never heard of them allowing a contract to be re-written after nearly 3 months.

Yes, I originally thought that was the case but when I asked about a 90 day close he shared the details of how we’d move escrow over and apply any funds already paid over as well (if I switched to Poly).
