I want to make sure I know pretty much how this works:

Example:

Purchase 200 points at $75 ($15,000- pay half and finance the rest or pay in full if Jim helps)

Every year after- yearly fee- such as $5 per point- $1000

Each year, I can use the 200 points. BUT, since I have to go in PEAK time, and want to go every year, then I either have to rent/buy points from someone? Can I pay the difference between points and rate for room? If not, and I can't buy points from someone, then do I have to pay reg or AP rate for the room and carry over points? So that year I would pay the $1000 (or whatever the yearly fee is) plus room rate?

Can the DVC points be used at AKL?

Which DVC resort is not sold out and closest to the parks, etc? I read that Old Key West might be better for a slower action vacation.

You are bascially correct, but the numbers can be tweaked a little!

Currently, DVC is selling only Beach Club Villas onsite. OKW, BWV and VWL are available thru resale purchase and can be bought for much less than $75 per point. (I'll suggest $58-68 easily)

BCV is being sold with a sales incentive which reduces the cost by $5 per point- so you can buy there for $70 per point right now thru DVC.

Annual fees currently range from $3.23 to about $4 per point depending on the resort.

If you know when you will likely go and know the points needed for that travel time, you possibly should consider buying enough points yourself instead of depending on the rental market- which may or may not be helpful at times.

DVC points may be used at AKL and most other moderate and deluxe WDW resorts. (can't be used at BWI, WL and soon at BC)

If you know you are going every year, you should try to purchase points to cover your stay. Having to track down a rental every year could prove to be a hassle very quickly and in the long run it would probably be worth trying to stretch your initial purchase (if possible). To help you figure your needs, you cannot pay cash and points for the same night. However, some people stretch their points by staying somewhere else or trying to get a room for cash either their first night at WDW or to cover the more expensive Friday/Saturday nights. If you will be skipping a year, you could also borrow points from one year, just keeping the lower amount in mind when planning your next trip.

Using the points at WDW resorts is more expensive than staying at DVC. But, it's good to have the option available for variety. Once a DVC resort opens at a hotel, then the hotel is taken off the list. Beach Club will be coming off in August (however, Yacht Club is still available). Wilderness Lodge and BWI are not available for exchanges.
