Is there seasonality to buying dvc?

Hi all,

Just closed on our first contract at BRV, Sept use year, and looking to buy another at a different resort. (probably Bay Lake) My question is with September approaching is there any advantage/disadvantage to buying before Sept 1 when the next use year begins? In my head it doesn't matter but I'm also still learning how the use year works and points are banked etc. I'm stalking the sites trying to figure out if deals will get better later in the year or would Sept use year sellers be more motivated before Sept 1? Any insight is appreciated!
 
Historically yes as the summer vacation season dies down and winter and dues approach more are motivated to sell. Anecdotally I haven't found many good contracts for sale since late winter/early spring. Many are stripped and I feel it's those that are trying to sell now...with exceptions of course. But you also never know when the perfect contract will show up so I would always keep searching. I too am looking for another contract but I'm waiting for the fall to start seeing the types of deals I saw the last few years
 
As above for resale there tends to be more double loaded contracts at the end/beginning of the year if that’s what you’re looking for since people are trying to avoid paying for dues.

For direct, all things equal it typically is best to buy before the start of your use year so you can get double points and receive last years points assuming it’s not a brand new resort where they don’t have double points to give out. This will also minimize the dues you pay for the current year points since dues are prorated based on calendar date. Of course this can be greatly impacted by the incentives Disney is running so it’s not always the best deal you’ll get but in principle it’s a good strategy to buy direct.

The loaded contracts are definitely a bit scarce recently! Funny how the stripped ones are almost exactly the same price with a lot of brokers. I’ve seen a few pop up but they don’t last long at this time of year. Supply overall is much lower

Having gotten two great deals last year and seeing the prices for what's available now definitely makes me realize I should've just bought more last year! But that's the story of DVC I guess...shoulda coulda woulda. I do think that those that are done with their memberships and have not used their points this year will start putting them up for sale sooner than later. I think you'll start seeing a lot more loaded contracts come up for a decent price. I personally am not discounting the idea that domestic and geopolitical instabilities vis-a-vis the economy, markets, election, wars, etc. will also push those that were waffling with the idea of selling to actually do so.

The answer to this specific question is no, when buying resale there’s no advantage or disadvantage to buying in relation to your UY. The issue is more likely difficulty in matching your UY, if that’s what you want.

UY may come into play when negotiating who pays dues for what years.
 
Another advantage to waiting for the winter season is that by December some are willing to "eat" the dues on the current year points because usually as soon as that New Year hits the dues are now due on that next year. As someone who has a DEC UY, I may try and use that in the future.....
