Is there a thread for people selling their house?

mackey, Im surprised that families arent interested in being across from a school that is usually a selling point "walking distance to school". Most parents are away during the day or have kids that would be there so I dont know why it wouldnt be appealing. We are about 8 houses down from the school, I can hear them if I have my windows open but it isnt a big deal at all to me.



ok the "360" lady was here. House was spotless hooray and the front hall looked really nice. I stayed up past 10 to get it done then did the trim this morning early so it would be ready.

I am really praying that this time we can get some people in here and get an offer. The company is really putting the screws on us to get this done.

We did sell our home. :)

Listed it in Late Feb. and it sold May 3 , Closed June 2 after over 57 showings .
We lowered the price quite a bit after the first month of comments , but not so low
that we didnt get what we felt comfortable with. I felt very lucky just sell in todays
market at all. It seemed that everyone wanted a "Brand new home" and ours was
18 years old , kept in great condition. We took all multiple comments under consideration
and acted on some . Some comments were really ridiculious , I just figured they
weren't interested and felt they had to say something.

Selling is very hard and moving is not fun either. We had so much stuff and
just didn't have room for over 75% of it. (we're downsizing). Not only did we have
to pack , we had to find places and ways to get rid of the extra "stuff". That
was easier said than done. The salvation army and good will were calling us
by our first names we went there so much. Friends claimed they were making
out like bandits off of our stuff. (we wound up giving away a few good things like
our nice 2 year old snowblower). Anything to just get the house cleaned out so
we can move forward to our new smaller home.

Well , now we're moved into this nice smaller home and there's just boxes
everywhere and Im thinking we're going to be getting rid of some more
things here too :rotfl:

I have promised myself no more "nik naks". or tee shirts or anything that
is not a "need".

We spent two days with back and forth negotiations. DH says he could of kept going, but only stopped because I had enough. We're barely breaking even, but not going in the hole, and now we can move on with our lives!

Our new house construction will begin on Monday. Paperwork part at least.

I know it's not a GIVEN.. something still could happen. But, I'm feeling good.

The buyer is bringing his parents by to look at the house in fifteen minutes. The mom in me thinks that's cute. The daughter in me is hoping the dad is not like my dad, and will not point out every flaw he sees.

when we got ours under contract. Then I held my breath for the wait
on the inspection , that passed , and then it was on to the appraisal ,

Wow , very tense month after it goes under contract , but soooooo
worth it when it closes and you feel so free.

I just loved our home , but after 2 months on the market , we just
wanted to sell sell sell , just so we could stop having to show it.

So, today was a weird day, in the selling of our house process.

It was home inspection today. When we bought the house, we were not given the option to come to the inspection. Perhaps if we would of asked, we would of been told yes, but, we didn't ask, and it wasn't offered.

So, today, I called the real estate office, and asked if I had to leave.. Frankly, I thought it would be the inspector. That's it. I was told by the wonderful person that answers phones (who really is a wonderful person.. answers my questions all the time), she couldn't see any reason not to stay.

So, that was a relief. The kids and I stayed inside during 100 degree weather. I had them in the living room, out of the way.

When the inspector arrived, he asked if I was going to stay, I told him yes, if that was not a problem. He stated it was not.

So, all is fine, for two hours.

Then the buyer shows up, without an agent. About 15 minutes later, the agent shows up. By then they're way out of my ear range.. so, I don't think I made them feel uncomfortable, as the inspector showed them around. But, it was just weird. A weird situation.

Now that i've over anyalized it, I think I would probably of taken the kids out once the realtor showed up. Before that.. it was just three men, who I didn't know, hanging out. I am not one to leave a repair guy here alone, I chalked this up to the same thing.

Wednesday is the appraisal. I emailed my realtor, asking if I should leave the house. :)
 
plant lady dont worry about it. Its more of a big deal if you are there when someone is looking at your house for the first time, youre under contract, I wouldnt worry about being there at all!

I was there for the last one I think. No big deal. I am ALWAYS present for an inspection on a new house though. I want to know how everything works, where everything is, and what I need to know that needs to be fixed. The old owners were here during this house inspection, they just stayed out of the way.

I'm glad I'm not the only seller that sticks around. I didn't follow them around. I was reading in the dining room the entire time.. kids with me in the next room over. They had privacy.

I'll stop worrying. :)

I did reread our contract, and they only have through Thursday to renegotiate. So, that should happen quickly, thank goodness.
 
Just thought I'd give an update on our house. We took our house off the market May 1st and made the decision to rent it beginning August 1st. We've decided to do it ourselves and not go with a property management company. All I can say is :scared1:!

The house has only been listed for a few days on several online rental sites and we've had tons of e-mails from people interested in renting it. We just put the house on craigslist about an hour ago, and have already had two e-mails and a phone call. Someone is coming tonight to look at the house. I'm kind of in a frenzy because we didn't expect so much interest in so little time.

Sure wish it was like this when we were trying to sell it.:confused: Compounding matters is the fact that I'm in Maine (where the house is) and my husband is in Arizona. He won't be in Maine for several more weeks, so we're back and forth on the phone and with e-mails.

And we were worried that it would be hard to find renters. It's completely the opposite.:eek:

I talked with a realtor in the town we're moving to, about short term rentals. He told me, that rentals are HARD to find right now, due to the slow housing market. No one is buying, everyone is renting.

I am posting here again. I was here late last year as I was selling my mom's house to clear the estate. Now, we are selling our own house, which had been delayed due to the estate requirements. We had rented this house out to relatives :rolleyes1 and they decided not to buy it and moved out the end of March. We went right in and did quite a bit of work, updated, cleaned, painted walls. We put it on the market last Tuesday, selling it ourselves, at about $20,000 less than we MIGHT get, and went under contract today! It is a USDA rural loan, so might take as long as 120 days to close, :headache: We wanted it to go, and it looks as though it will. Appraisal and inspection within the next 14 days.

Sorry; when I know what I'm saying I don't explain it well. We had 2 homes to sell, my Mom's (which sold in December last year) and our own, which is currently under contract.

Update-we had the home inspection today, which went well. We have a couple small things to repair, nothing costly. The septic is due to be pumped out tomorrow (probably in more rain!) and then have an efficiency test done on the furnace. Moving forward!:goodvibes

The entire situation was a mess. We did our initial negotiations. Great. Then, the inspection.. more negotiations. Those repairs cost $800. Not a huge deal, but we don't have a very expensive house, and we're making pretty much nothing.

THEN the appraiser. Oy. Our buyer had a rural housing loan. The appraiser stated TINY things that had to be done. Example: Have the furnace professionally tested. Really? There was an inspection AND an appraisal, both of which opted NOT to test it, due to heat. it's still hot. Now, I have to pay someone to come do it? Anyway.. her list.. over $2000 in repairs. No negotiations. Our options were fix them, or cancel. We were going to make NOTHING on the house. That's how close we were. But, we would get to move on, and we wouldn't lose money.

Luckily.. we learned in the nick of time, and only lost $150 on some of those requirements, before the bank said no to the buyer. Now, we have a $150 piece of paper, stating that the bricks on the front of our house are a facade. Which.. anyone could tell.. but the appraiser needed a "Structural Engineer" to state this. Oy.

anyway. We're still moving out. We'll switch to a more aggressive realtor. I'm not thrilled, but it's life.

Crazy. Ours is a high efficiency furnace, propane. It was on our list. Our list was:

Add threshold to bathroom door
Fix crack over shower stall
Widen master bedroom door
have structural engineer look at brick facing, to make sure it's a facade
Add gutters
Figure out why the basement is damp, and fix
fix slow drain in bathroom
fix water pressure
test two water heaters
test furnace.

NOW.. mind you. this was after an inspection. After we already had agreed on many, many things... the buyer knew there weren't gutters. However, he didn't negotiate for them. Anyone can tell the bricks were a facade, anyone. No one ever did tell me what she meant by a threshold.

It was just ridiculous. and we were expected to foot the bill. It would of been well over $2000.

but, it's over. Hopefully it will go better this next time around. We're moving over the next few days, and will have a nice empty house to show.

Hi everyone. I am joining the thread. We put our house on the market the last week of May and we sold it 2 weeks ago. So, it was only on the market for 5 weeks - not too bad. (Of course, after reading on here about burying the St. Joseph statue, I went and got one. A week later we had 2 offers coming in the same day - could be coincidence - I don't know...)

Anyway. So, we sold our house but had kind of been looking but not real hard as you don't know if or when your house will sell. I did find a great house in a great neighborhood. The house was on the market since August and the seller had already moved to Florida.. They had dropped the price by $65,000. Well, the house sells 6 days before ours did (go figure). So, we looked at about 8 others. We had looked at one before and went back. It wasn't as big as the others but it is 2 doors down from some really good friends of ours and their 2 kids and our 2 kids are best friends. We also know most of their neighbors and they are all really nice. So, we made an offer on the house last Tuesday and finally yesterday the offer was accepted. (The sellers didn't know where they would move to and then they couldn't find any houses they liked, so now they are building...) What a process. They also would not budge on the pricing. I think I'm going to have an ulcer before everything is done..

We close on both houses on August 21st and the kids start school a week later. Really wanted to be in before school starts. I just didn't realize everything that had to be done when selling and buying. Can't wait for it to be over...
 
We have a meeting with a new realtor tomorrow. Hopefully the house will sell quickly!

It's all cleaned out and empty.
