Is resale inventory going down or just the site I look at most?

The number of total contracts are going down, but I believe it's more seasonality than anything else. I think as we get closer to the end of the year / closer to dues the number will go up.

The one resort exception may be PVB. The number of contracts went from very low double digits to 90 as of today in just the past couple of months.
 

I have used www.dvcforless.com when checking the market. That gives you an idea of total contracts out there and can help give an idea of how things are changing in totals.

Currently says 1341 contracts for sale.
Thank you, I did not know that site existed there are 2 main sites I've always looked at (occasionally a 3rd) site too but i did not know there was a registry of all of them

Makes sense, I just purchased (made the offer in May for AKL at 90 pp.) was curious about when/if i will add on more if it will be another resale or try direct but the dropping number of contracts worried me a bit.
 
According to the data I have seen, demand for contracts goes up in the Summer, and in January when dues are due, is when supply goes up on market.
Nice, so getting AKL at $90 a point in May was really good then since it was the opening of the "demand" season
 
It's not just seasonality, the number of available resale contracts is down, even considerably from this same time last year. There seems to finally be a consistent trend on decreasing volume, which is seeing the market return to it's pre-covid averages. I don't think there's anything to read too much into this....there was a BIG overhead of contracts post-covid which peaked (from what I saw on aggregator sites hit the 2200-2300 range, which were way above historic highs).

All that said, prices are also largely at historic lows (for most resorts). Some may be deciding to just keep their contracts rather than sell at the current price levels.

For individual resorts (I am not tracking all of them) CCR has had the greatest reduction at 53% followed by BLT 44%, AKV and SSR are down about 34%.

Yep, I noticed "my stuff" I'm keeping an eye on has dropped drastically, like down to about 3 or 4 contracts that are remotely in my range of points, price & UY.

As other have said low time as summer rolls around so people use them. Hopefully after Sep it starts to pick up again as people start to think about dues coming up
