Is owning better than renting?

Resales are selling at less than most people bought them for. So you won't be making a profit anytime soon on selling your DVC points.

I recently sold two contracts and made a small amount of money on the transactions. Also had the benefit of 10 years worth of Disney and beach vacations.

That's because you bought 10 years ago. We purchased most of our contracts during that last 4 years and if we were to sell them today, we would loose around $10,000 and I don't see that resale prices will ever increase.

With the new resales restrictions in place we are now seeing those waters tested...a BWV 200+ contract( with banked and current points) has gone to ROFR for $48/pt...:scared1:

A lot of good info. To me it really depends on how you'll use it. To be simplistic, if you go to Disney most every year for that big vacation and put a value to staying on property, buying DVC is likely a good choice and now is a great time to buy in resale. OTOH, if you're looking at Disney and other places and assuming you can't make a smaller contract work by banking and borrowing for the Disney component alone, buying in is an extremely poor choice. Renting will give you much (not all) of the benefits of DVC without the commitment. If you can make a smaller package work for every 2-3 years, DVC still may be a good choice for the trips to DVC locations.

Some will notice I didn't include HH and VB in the components. Once you get away from the parks, you lose much of the benefits of DVC but not all due to the points setup and smaller unit sizes. However if one is looking primarily at beach type options there are other choices that are often better for many people.
 

FWIW, we bought resale in October and sold in February after they announced the changes to the resale program. We were on the fence for a long time, and had a good experience renting...

When we tried to make a reservation off peak we couldn't get the dates we wanted and kind of had a slap-the-forehead moment. Renting makes more sense (for us) and we got out of our contract for what we paid (less the one vacation we took).

We will rent from now on, the outlay of cash and being tied to Disney turned out to be more of a commitment then we wanted to make. The "other" vacations Disney touted on their sales pitch turned out to be a terrible deal trading points and the other resorts cost as many points as a cash vacation.

So, for us, we bailed and will return as (paid) guests of another DVC member, free of commitments and with a little less security...

I'm renting again instead of buying - and I have mixed feelings about it. I really want to buy because I see myself using my points for the long run. So - in that sense - it does make more sense for me to buy. It will cost me more to rent if I keep using that option as long as I expect to.

In the short term, however, I had to make a choice. I was unexpectedly presented the option of taking a big trip elsewhere next year - with some discounts due to staying with family part of time. That trip (Australia) is still going to cost me a bunch of money - and that's eating into the money I would have used to purchase DVC.

Also, my significant other is not as into Disney as I am and he struggles to plan vacations far in advance. I can rent in a relatively short time frame - as I not totally picky about where I will stay. Sure - I'm not getting into BLT for my next trip like I wanted, but I also knew I couldn't commit to going any earlier to be able to make a reservation 11 months out. It's a compromise, yep. But right now, even if I owned, I couldn't book far enough out to take full advantage of owning.

So - I am coming to terms with I need more flexibility in my travel plans than what makes sense to get the MOST out of owning DVC - at least at this point in my life. I can't make the advanced commitment, I have other places I want to go, and it's a luxury purchase for me. Maybe 3-5 years from now, I'll be rethinking that again - but for right now - renting works for me.
 
Renting is a great short term solution. Owning is the best way to enjoy DVC for the long term.
 
If you plan on going every year or two for a long time then owning is better if you have the money to buy.

It's better to rent than borrow money to own, though.

I think that owning provides more flexability. If your plans change once you've rented a reservation, it could be a problem. For example, I made our reservation for 2011 at 11 months out. A couple of months later, I decided I wanted to add a day and move the dates a little. I ended up switching to a split reservation. I can also cancel it completely up to 30 days out and book for a different month or bank my points.
 
I am new to DVC, but not to Disney! After 34 deluxe trips ranging from 5 days to a month!! I did almost many years ago, bought DVC at Boardwalk, I had the cash on hand to just pay the whole thing off...but I did not. I wanted to at that time "do all the resorts" which I did end up doing all the deluxe ...with club level! lol

But I also am a AP holder and I go many times a year.
Someone like me, and also a CM...I just saved me so MUCH money buy finally buying into DVC.
I have tried renting, but for me..I hate not having control over my own reservation! It just bugs me.

I now have my addiction under control!:thumbsup2 and my next two trips, with DVC I just saved over 3000 dollars!

so I guess it is how ever you will use your DVC, someone like me, even with taxes will save!
