Interesting occupancy limit on new Hyatt Vacation Club

As per another thread--we just received an invite to visit Hyatt Wild Oak Ranch in San Antonio (new timeshare).

We won't be going, as it requires sitting through the sales pitch, but I noticed something interesting regarding occupancy limits:

It said the maximum occupancy of a studio is 2 adults only; 1 BR is 2 adults/2 SMALL children and 2 BR is 2 adults and up to 4 children.

I wonder how they define SMALL??? And I wonder if DVC will ever go to something like this--no children in a studio???

Almost every unit actually has two occupancy choices. These are the maximum occupancy and the private occupancy. For studios that's usually 2/4, 1 BR 4/4, 2 BR 4/6 or 6/8, etc. It's very common to have the exchange occupancy limit be different, usually based more on the private occupancy limits. At a timeshare I own in Aruba, they only allow the private sleeping occupancy for exchanges and are more flexible for owners allowing 3, sometimes even 4 in a studio.

Some resorts are more likely to enforce this than others. I had a fried who went to HH and stayed in a 3 BR. They had to sign a contract that they wouldn't be over and if they were, there were severe consequences like being evicted and $200 per hour penalty if this situation persisted after being asked to get down to the limit. Others don't care at all. The ones to look out for are the ones with an All Inclusive option as they usually enforce it rigidly. If you're in doubt, call and talk to a manager or supervisor at the resort in question. Take their name and info in case something comes up later. To look at it another way, that exchange you get may actually sleep more than they say. So if the studio only says 4 or the 2 BR says 4 or 6, you may have room for another person or two if you follow up.
 
If you read in the contract, there is an occupancy limit. In a studio, it is 4, one-bedroom, 4 people, two-bedroom, 8 people and in a Grand Villa, 12 people. I really don't think they would exclude children in a studio.
 
To be honest, I'm surprised that DVC does allow 4 in a studio unit ... especially the tiny units at Vero Beach. I know it is good for families ... but I'm sure it must be a bit tight with the little ones??

On the other hand ... enforcing that a 2BR should be only for one couple with children seems wrong. We often share a 2BR unit with another couple (friends/family) when we can.

I guess that is why there are different timeshare products for different family needs! ;)

I haven't been to a studio at Vero, but I can't imagine that a studio is any smaller than a regular hotel room which allows 4 people, and some deluxe disney hotels allow 5. My Yacht Club room that slept 2 adults and 3 children could not have been any bigger than a studio anywhere.

Perhaps the odd, triangular layout threw my perspective ... but it felt much smaller than a normal hotel room.
 
Dean -- Just out of curiousity. How many locations do you own timeshares at?

I don't believe that was meant to be interpreted as no children in a studio. I believe what they meant was two full grown adults maximum. However, if you would like to go less than two adults, such as one adult and one child, then it will seem even slightly roomier.
 
According to the official Web site for the Hyatt Wild Oak Ranch (a Hyatt Vacation Club) at http://wildoakranch.hyatt.com/property/index.jhtml , a studio has a "King bed and Queen sofa sleeper (Max 4 people)."

In comparison, DVC studios have two queen beds or a queen bed and a double (sometimes queen) sleeper sofa. In either case, the capacity is also a maximum of 4 people.

The capacity limits for the Hyatt Wild Oak Ranch timeshare promotion may be because they want to have guests who are happy with their spacious accomodations -- and thus more likely to buy.

At the present time I own 3 DVC contracts, two Grande Ocean weeks, One Surfwatch week (HH), an Aruba week and a week in MX that works on points. I have moved somewhat away from an exchange model to a buy what I want to use model. All of the ones I own are to use as the main issue except Aruba. I essentially never exchange the HH Marriott's or DVC and if I did it would be very selectively. We usually use WDW or HH EOY as a family trip for which we provide the units. I then rent out what I don't use or trade Aruba off years. I have sold several Aruba weeks and my Marriott trading week.

As for the Occupancy, I'm sure it's related to the sales presentation. Essentially to make anyone that tags along have to get the package and do the tour also. The occupancy limits for the resort in question is actually about the same as DVC per their website.

Privacy occupancy limits are the number of people who can have private sleeping quarters within a villa (be it studio, 1BR or whatever). For a DVC studio, 2 would be the privacy limit and 4 would be the Maximum.

Maximum occupancy is the total amount of people the room can legally sleep.

I noticed that Fairfield resorts list all of their occupancy limits this way.

I agree with what Katie said. It also assumes direct and private access to the BR. It really in only important if you need more space than the private occupancy. Say you are trading a DVC 2 BR. I think they'll only allow you to ask for 6 but say you have 7 or 8. Since some 2 BR ONLY sleep 6 and others 8, you need to know which ones to know what will work for you. I think many DVC members would assume that all 2 BR sleep 8 and studios sleep 4 and that is definitely not the case.
 
Has anyone ever ran into problems with Disney enforcing the occupancy issue at WDW?

How do they know? Are they inspecting rooms?

There have been reports of people with 5 or 6 being told my MS they need a 2 BR and refusing to let them schedule a smaller unit. But unfortunately, the reports have been too few and far between.
