My wife and I are casually looking at possibly buying a DVC property. I understand the first year cost, which makes sense. However, I'm confused about the costs on the subsequent years. Do you only pay the maintenance fee per year on the number of points you own, or are their other fees per year as well?

Thanks!

You pay dues on the points you own which increase each year. Keep reading, there are many rules, policies, ins and outs to a DVC ownership.

Yes you pay dues annually. The rate is different for each resort and you pay based on how many points you own. The dues cover maintenance of the property, salary and benefits for the staff, utilities, insurance, property taxes, renovations, transportation to the parks, the cost of Member Services, etc. Dues go up about 3% per year, sometimes more (sometimes a lot more) and sometimes less. They can also levy a special assessment of up to 15% if they need to cover something extraordinary but that would be a rare occurrence.

Here is a table listing everything that comprised the 2015 dues at each resort: http://dvcnews.com/index.php/dvc-program/financial/2015-resort-budgets

And here is a chart of the dues (expressed as the amount per point) over time: http://dvcnews.com/index.php/dvc-program/financial/annual-dues-by-resort

There is a tax that is added when staying at Aulani in HI. Other than that, the costs are just MF's. Of course, you still have tickets, food, travel, etc. so those are still going to happen for your vacation, but the DVC side is just going to be the MF's.

Thanks so much! I found this very useful. We are looking to buy resale too.
