Interested DVC...Where to start?

Any idea what happens to that fix week if you were to sell your contract? Does the buyer just get a plain old contract with xxx points, or do they get your fixed week too?

The buyer gets the fix week. Since most other timeshares are sold as fix week and the number of fix weeks available at VGF is limited, I am guessing that the contracts will fetch a premium on the resale market.

I agree. Do you know if Disney oversells the fixed weeks or is it 1:1?

The max is something like 35% of the points by room category.

Another plus, if Disney does a point reallocation, fix weeks are not affected.

I am a new member, have yet to even use our first contract, but was also considering getting a small contract at VGF. We would like to stay just every 3 years with this contract in a 1 BR villa and use our larger contract for the other stays, rarely would we want to combine them (of course things can change). What worries me about the VGF is being able to get a room 11 months in advance during the first 2 weeks of December. Anyone know if this would be an issue? I would hate to expect to get a room at my home resort only to find that it is already booked. Has this happened to anyone or think it can happen?

One thing to remember, timeshares are meant to be full 365 days a year. But not all owners want the same dates. There will likely be far more people who want VGF for those first two weeks of December than for any other time of year. And there won't be enough villas to go around, so it becomes very likely that some people who try to book at or close to the 11-month window opening will be shut out.

If I were to buy into a DVC resale at Saratoga for 4,250 (50 points I think), it's the 4250 upfront in cash (I'd just do it that way than to have to deal with loans) plus closing costs, then after that for the remainder of the time I have my DVC I'm just paying the maintenance costs at $6.00/point for dues? So roughly $250-300/year for dues. (minus whatever the price/point increase is).

Am I getting this right or am I way off base here?

You've got it.

50 points is awfully small to be your only contract, unless you only go every couple years and bank (combine more than one year worth of points into a reservation).

But yes, your fundamental math example is correct.

Yes but you won't do much with 50 points.
 
We purchased 125 points at SSR and we are a family of 4...we stay in studios and we have been able to work our points so that we go 1-2 times per year...it's all about how you travel!
 
Thanks for all the tips and advice on this. We spent hours combing over the info and have decided that it doesn't quite suit our vacation needs so we're going to pass. I like the idea of being a DVC owner, and it was highly recommended by a friend of ours.

You will find that people like to get others to join them even when the product isn't the best fit for them. It's human nature.

DVC is a hotel room, nothing more. It may save you money, it may not, everyone is different.

So, for a newbie looking to buy DVC, what is a good number of points to start with? Ideally, we'd like to go every year, generally in the spring. I'm looking for the best value, so I'm perfectly happy with OKW or Saratoga Springs as my home resort.

Look at the point charts to see how many points your typical trip will cost and then dada few extra points as a cushion. There's no magic number of points anyone can give you as the "best" number of points.

DH insisted on a round number.. 150 is what we ended up with..
I told him it wouldn't matter, but I wasn't going to push anymore... After all he finally gave into DVC!

I would agree with others - you want to look at how many points you think you need and buy the right amount. If you prefer a 1-bedroom versus a studio, you need more points. If a "week" at WDW is 6 nights for you versus 9 nights for me, I need more points. It will also to some degree depend on your home resort/where you care to stay. (As you point out OKW requires less points for 7 nights.

We are in the process of buying, and feel for us 160 points is a good number. I think anywhere from 150 to 200 would have been OK for us. I think if you typically want to stay for a week (7-8 nights) if a studio, you would want a minimum of about 120 points.
