I'm watching a recorded episode of Project Runway All Stars

I'm trying to find something good to watch on tv while I work on photos from Colorado trips.

I love watching old Judy Garland movies, I have some ready to be recorded.

Thanks Nancy, Jo and bobbi! We're sure that the inspection will come up with a few things but hopefully nothing major.

The sellers last request was to push up the date our mortgage must be approved. We think they are kicking themselves for underpricing the home and hoping that we won't get approved. If so, they can put it back on the market. In Colorado sellers really only have 2 ways to get out after accepting an offer; buyers have 47! Little do they know that we had oral approval for our mortgage before we even left last Saturday. Formal approval should come next week.

They've had only 3 snowstorms since Jan. 1st and most snows melt in two days or less. Our unfortunate choice of dates this past trip hit two of those storms. We don't mind the snow.

Our February trip was so warm we walked around without jackets and even with snow the second trip we never needed a warm jacket.

Why the heck did they under price it?

They have a truly horrible realtor (probably a friend/patient of the seller who is a dentist) who poorly marketed the house and advised them to go under what they wanted to list at. The house was photographed badly and not showing many important rooms. The realtor is an independent who has only 8 houses listed and all these are far cheaper homes in less popular neighborhoods. He might have offered to list at less than the typical commission too. It's really kind of sad actually but it is what it is.

We are expecting temps into the 20's tonight. Goodbye pretty spring flowers. I am hoping my tulips that have not opened yet will be hardy enough to withstand the frost!

We'll be mid 50s tonight and upper 80s tomorrow....headed into the start of the hot weather
