I just submitted an offer on a 30 point BWV resale. I am not a member so this is my starting point!!! :cool1: December UY, and with 3 boys, I thought Christmas Break, Spring Break, and Summer Break would be our most likely times to visit in the future. But, I can see us taking some during the school year trips.

I know 30 points isn't a lot, but its a start. I want to add on (already have addonitis) 75 points at VGC and 75 points at AKV.

I turn 30 in exactly 2 weeks, so what better gift to myself then 30 points at BWV! We are huge Epcot fans! Now just crossing my fingers for some Pixie Dust to pass ROFR!

I am already having doubts. What to do??? Come on DISers help me out. 0 points until December 2010. Would I be better off waiting for a better contract. I love BWV! and the UY is not perfect, but pretty close! I just keep thinking 0 points for the next 19 months!

If you've sent deposit and your offer is accepted by seller & then you want to stop the process you may forfeit your deposit .... I don't know all particulars, etc. so I can't say for sure this would be the situation but be certain about what your options are & possible penalties you may incur.

just a thought - you can borrow 2010 points into 2009 UY for a stay between 12/1/09-11/30/10 and get points transferred from another member if you'd need more to cover reservation ( or purchase add-on )

jmho, you're having doubts so if you can stop the process without loss then do that and keep shopping for a contract that's a better fit.

Congratulations on your offer!

However, if you are hesitating already, you may want to consider waiting. I think buying a contract and not having any points available to 2010 is something to think about. But, if the price was good, then that compensates.

Remember, you can always "borrow" the points into your 2009 year, but with only 30, its not going to get you much.

If you have only offered a verbal committment and have not yet signed and sent back the papers, you should be able to withdraw your offer. I am in the process of selling and my first buyer made a verbal offer, but changed her mind 4 days later so she never signed the papers.

According to the papers, the buyer and seller had 7 days to sign or the contract would be considered null and void. But it worked out well as I got another offer the next day.

I have not signed anything. $86 per point is what the offer was. I just saw a VWL 25 point contract with banked and current points go for $86. That's what really gets me. I think I will cancel my offer.
 
Do whatever feels right... There are plenty of resales available if you choose to pass on this one.
 
first have you considered how you will book your vacations..ie will you plan more than 7 months in advance?

will you be happy staying at any disney resort or does one thrill you more than another..like is BWV your "to die for" resort?

based on those questions, we may help point you in a direction that will be a happy place for you..and it could very well be that 30 pt contract..small contracts usually demand more money, and contracts at certain resorts like BCV tend to demand more simply because there are less of them

that said, small contracts can get you in the disney system and open a door for cheaper financing( if you needed) and no closing costs ..get you a contract where you want to be

30 points for a family of 4 may be slim unless your plans are stuffed in a studio or trips every 3 years, so odds are you will add on somewhere, sometime

no matter what..congrats on entering the world of disney property buying!! :wizard:

In addition to reading Donald is #1 's ROFR thread here to see what has recently made it through ROFR (or not) you might want to look at this thread (there's link in post #1) that also gives ROFR info on recent contracts

If contract you are considering is stripped you can make lower offer & MFs should be paid by seller to cover time when stripped points should have been available so you should not be needing to pay for MFs until you'd actually get allotment of points ( you may be able to negotiate closing costs with seller too ).

I looked at the 50 point contract with the same deal--no points until 2010. I decided to pass. I dont want to wait until then to use points. My situation is a little different since we are already DVC members. Only you can decide what is right for you.
