I'm curious- do new members buying sold out resorts pay SSR prices or add-on prices?

When we wanted BCV DVC wouldn't sell them to us (according to guide), so we went resale. I thought only present owners could add-on sold out resorts through DVC, but I guess I'm wrong. So DVC is selling points at all resorts to new members? What is the cost the of those points- $92 like members pay?

I just would like to be sure what I'm telling interested people is correct.

Perhaps I'm misreading your question, but DVC only sells SSR contracts. Those wishing to buy a contract other than SSR (new owners and current owners seeking add-ons) must do so via a resale. The price you pay for a resale technically isn't set by DVC but by the person selling the points. DVC does get involved in that they have the right of first refusal (ROFR), so in a manner they do help "set" the price of resales. That being said, depending on the size of the contract, the location, and other factors, the resale price varies beginning roughly in the $85 per point range and going up from there. I'm sure some resale buyers will come along and further enlighten the process and price range.

That's incorrect.

DVC sells points on the *sold out* resorts but they do not really advertise it. I am a member and just purchased 50 VWL points at the member price of $92
and am waitlisted for BCV
 
You need to push your guide. They will sell you a contract at another resort othere then SSR. You might have to wait for the right package of points or use year to become available. Its one of the reasons DVC excercises thier first right of refusal of much.

Same here. We just added on 150 points at VWL at $92 each.

If you're not already a DVC member though, will Disney sell a *sold out* resort to you or do you have to do resale to get member status, first? We bought BWV on a resale first, and then did the add on at VWL through Disney.
 
I'm a new DVC member and I bought 190 pts at BWV directly from Disney. In fact, my guide didn't even try to sell me SSR. He provided all the information on the properties, and I made the decision without any "hard sell" from the guide.
 
I was not a member and am now waiting to close on 200 points at BWV bought direct from disney at $92.00 a point . When I called DVC to purchase I was told Disney does NOT sell sold out resorts. It wasn't untill I came here to the Dis that Rogeram gave me the name of his guide who WOULD sell me Boardwalk. AND I lived Happily ever after ........

They will sell you a sold-out resort if you are firm in stating that you will only buy what you want. I called on May 1 and said I was interested in joining DVC only if I could buy at BCV. The guide told me that it was sold out, which I knew, and asked me if I had considered SSR. I told him I had stayed all all the DVC resorts as a paying guest, and I wanted BCV for my home resort, and would prefer to buy directly from Disney, since the price was close to that of resale anyhow ($95/pt.), especially taking into account closing costs and the agony of ROFR.

I am now on the waitlist for 180 BCV points, and paying the non-member price of $95/pt.

As a nonmember, I was determined to buy BCV one way or another and although my original guide was selling SSR, I did find out through this board that you can request being put on the waiting list for other sold out resorts, member or not. I was on the list for BCV for two weeks and got a contract through DVC just last week for 210 points. Cost was $92 which was the March rate at the time I started. New rate is $95 for non members and still $92 for members through June.

We have been going back and forth trying to figure this out on another thread, but I am a "member" and got waitlisted May 3rd for BCV at $95 and was told that is the price of BCV, period, while others won't go up until the end of June. I'd like to know if anyone (member or non) can actually get a price of $92 for BCV right now...If so can I have you guides's #?
 
I'm learning new stuff all the time! We bought resale late 2003 after finding the disboards. We wanted BCV but was told by sales guide that only SSR was available and DVC buys all resales via ROFR to resell to BCV owners wanting more points. (yes-everyones heard this story many times!) So the sales person let us walk rather than tell us how we could get into DVC where we wanted.

So it seems anyone can buy any resort, if they don't mind a possible wait for availability. The price seems like it's $92 for current members and $95 for non members.

What I don't like is the implication that if you want to buy through DVC then only SSR is available. I believe that sales guides should provide all the options including the sold out resorts. This isn't supposed to be like buying a car- it's supposed to be fun!

like most things it really depends on your guide.... mine was upfront about non-SSR properties (she encouraged SSR, but didn't push). Seems she was most interested in closing the sale.

That said... I ended up the resale w/ a great deal. Took longer, but I am fnially closing.
 
Undoubtedly, the "guides" (salespeople) are paid a different commission schedule for SSR points than they are for the earlier resorts. One thing is sure, there is no such thing as a sold out resort---Disney aggressively pursues ROFR (albeit at different price levels for different resorts) to both prop up the retail price of SSR and to profit in some small measure from the secondary resale market.

Remember, of the thousands of current and potential customers out there, only a fairly small percentage have ever heard of the various online forums---let alone the resale market. I'm a case in point. Had DVD been registered in Nebraska, I would likely have bought SSR no questions asked. Instead, we found the DisBoards, found a resale, and bought BWV. We have since added-on direct from Disney, and may do so again, but I check the going resales pretty religiously to see where the market is headed.
