I'm considering buying DVC - need advice

This probably came up before, so please feel free to direct me to the right thread, or respond.

I am considering buying DVC, but want to ensure that I can get Christmas week at my home resort each year should I desire. If I want to trade, rent it out, go elsewhere, etc. then I realize that is different.

So my quesitons are:
How do I do this? Do I buy a December Use Year, and then book 11 months out from my check out date?

Does it matter what my use year month actually is?

Is it possible to not get your home resort when you want due to overselling, overbooking, etc.?

Your use year (UY) does not make any difference for when you can make ressies.

UY is when your points are replenished. People would probably recommend Dec if Christmas is when you want to travel, but it's not imperative. It's just that if you have to cancel Christmas, then you still have a lot of time to bank if needed.

Reservations are always subject to availability. Christmas week is popular. To ensure getting that week in the unit size ou prefer at your home resort, you'll need to call to make the reservation as soon as the reservation window opens. That's 11 months ahead of your check out date. If you do that, assuming you have enough points to make the reservation, you should not have any problem getting what you want.

As others have already posted, the use year has nothing to do with when you can call to make a reservation. That's always 11 months ahead of check out for your home resort and 7 months ahead of check out for a non-home resort.

Use year is just when your points are renewed each year. It also determines banking deadlines. You do not have to have points actually in your account when you call for a reservation. They just have to be there on the day you arrive.

Since 95,When ever I plan to goto WDW I always make my res. 11 months from the day I leave and I also call MS at 900 am. I have always gotten what and where I wanted. But again that is no garantee
 
I'd suggest as well you look at point charts for Christmas. I know the regular resorts are pricey over Christmas (and we never travel in the crowds), but DVC Christmas points seem high to me.

Christmas may be one of those times where DVC doesn't make sense. Then again, if you want a few bedrooms on site, you don't have a lot of options.
