II exchange

I don't mean to highjack this thread, however it seems it was close to being finished and I thought maybe you timeshare experts would help me out.
I have a friend that is looking into buying a condo on the Pacific coast, however I am trying to talk him into a timeshare instead. I just wondered what timeshares you all would advise him to look at, I am a DVC owner and he and his bride will be joining us in November for a 13 day visit to WDW so they will get the DVC tour.

Tough question without knowing all the facts. There are lots of factors to take into account. How much would they spend at the condos? Do they like to travel to different locations? We own condos at Myrtle Beach. We never go to them any more. There also a big cost factor with owning a condo. Are they going to rent the unit to help offset costs? We rent our units and still lose money. If they want part time ownership on the ocean, maybe they should look into fractional.

The point is, there are a lot of factors to think about. Most of it comes down to personal needs and wants. I own a bunch of Westin properties, that's what we like. Dean owns Marriott, blue green and some others (I think). Both of our resort/timeshare choices are different, but we are happy with what we own and how we use them.

FYI - I am still a timeshare rookie. Four years into it and still learning every week.
 
Can DVC members include a full-kitchen preference in an II exchange request? As a standalone member, I can, and that sometimes can be used to filter out "small" 1BR units.
 
I'm pretty sure that with a DVC trade-in to Atlantis you get the 1br premium (isn't that the only one with a full kitchen?), it's definitely the 2BR LO because the 2BR you trade into sleeps 8 and I believe only the LO sleeps 8, the other 2 BR sleeps only 6 (which would not be comparable to a 2BR in DVC resorts).

Thanks for the answer, you are correct there a lot of factors and I was just looking for a direction for them to go, i.e. Marriott, Westin, Trend west, etc. We all live in a small town in SE Washington state and they want to buy on the Oregon coast about 6-7 hours away. I believe it they do they will eventually move there and we would hate to see them go, hence the attempt to steer towards timeshares.
At one time they were thinking of putting 90k into a timeshare but chose not to because they didn't want to share the room(s) with others, and so are now looking at the condo life.

When we bought the condos at Myrtle Beach (7-8 hour drive) we had similar thoughts of eventually moving down to South Carolina. Long story short, we have not seen the condos in two years. South Carolina living seems to be slipping away, as life keeps changing. The upkeep and costs of the condos are very expensive, especially for part time living. We ran the numbers and realized that for the time we spent at Myrtle, financially we would be better off just renting a place, then buying and maintaining a residence.

As Tom said, there are so many variables. IMO, it's nuts to buy a condo to use a couple of weeks every year unless you're looking at it mostly as an investment and the usage is gravy. And those that buy with the idea of using then renting often find they can't afford to use it and not rent it during peak times. As to which timeshare might be best is also a very personal and varied decision that depends on factors like their flexibility, ability and willingness to plan, budget, temperament and expectations. As a rule I think most should join a group where you get other benefits when they're just getting started. Marriott is a good choice for many, shell also for the west coast. Wyndham and Bluegreen along with RCI points can be good choices as well as many others.

As I mentioned previously, you can't specify more than 6 people for trade through II for a 2 BR, even if the unit you are trading sleeps 8. If you request a 1 BR and it meets your other criteria, they will match you to it regardless. I'm pretty sure the last person I heard about that traded to a 1 BR at Atlantis through DVC got the smaller unit.

Brian, this is a question. I don't believe you can specify a full kitchen only if you do an online search and there is some questions whether you can do it by talking to a person. Just like you can't specify only a specific check in day online but if you call, you can get II to do so. To me the issue isn't so much a 1 BR with a LK to a 1 BR with a FK as I can handle that fairly easily. The real issue to me is the smaller vs larger 1 BR when both are listed as a FK.
 
I'd expand your resorts as much as you can. For the general area you're already shooting for, add the Escapes in PC and IF you did 270 points (and not 160) add the Marriott in PC. If the deposit was for anything other than 160 or 270, it's almost certain you won't get anything and I'll explain why if it's applicable. While Legends Edge is not on the beach, it's a nice resort. If you're set on the beach, consider expanding to HH, MB, Daytona, West Palm and the mid and lower Gulf Coast. If you get to the time where your Husband has to pick a week, do so and alter your request accordingly. Consider a cash back up plan or make a DVC reservation for the same time frame. Realize that Escapes OB only has sunday check in and the one in PC only has Sat Check in. The Marriott has all 3 I believe.
