Starbox, thanks for the great explanation!! You helped me tremendously. I think we are narrowing it down to a 200 point contract- I hesitate to buy 2 as the closing costs (is this good thinking?)... but, I know if we add on through disney, there are less closing costs. When you buy small add ons thru WDW is there a closing cost?? I hesitate to buy 2 seperate due to the closing costs. Is a 200 point easy to sell? Am i on the right track?? I am only looking at a resale that has points built in- in other words, banked for 1-2 years.

Right now, Disney is not charging closing costs for add-ons. I did not really understand how easy adding-on is (trust me, Disney makes it veeeeeeerrrryyyy easy to buy more points and even offers incentives like park-hoppers and annual passes for add-on purchases) before I bought into DVC. If I had, I would have started with a contract at the minimum buy-in and done more add-ons.

In general, the larger the contract, the more difficult it is to sell - but a 200 point contract is not terribly large. Still, a 200 point contract will not be "in demand" the way smaller than 150 point contracts are. If you check resale sites, you almost never see a contract under 150 points that is not listed as "sale pending".

Have been very happy with my DVC. The only changes we would have made is probably would have added on to my orginal 150 BWV with another BWV contract instead of buying 150 at beach club. We thought that was the only way to buy. We have now added on another 300 point contract at OKW and maybe would have bought it in 2 smaller contracts but we didn't know about that too until reading the Dis. Live and learn. We are by no means unhappy about anything we have done and love every vacation we take. Now as our kids are getting older we are getting a lot of offers for people wanting to go with us.
 

I bought the most at BWV, 180 at BCV and just added 100 at VB. I am very happy with all my homes. I dislike the high dues at VB, but I love owning there for the beach cottage. I mostly use my BCV points at BWV, but it is nice to have the 11 month window at BCV when I want to stay there.
 
The one thing I would change is I would have bought on our first tour at OKW instead of waiting 5 years
 
Once again, thank you to everyone for your answers. I am waiting for ROFR right now on a contract at OKW. Keeping my fingers crossed.

is there any advantage/disadvantage.....
buying direct or the timeshare store....besides 150pt min....

is it same....closing costs...yearly fees...etc

Well we bought SSR, love the resort and the 12-yrs was/is important to us. However, since we've had a chance to stay in BCV, if all things were equal BCV would be my first choice simply for location alone. But the expiration dates aren't equal so if I had to choose again I'de make the same choice and stay at BCV or BWV when availability allowed

Yes, the 12 years is nice - but SSR is also the best general fit for our family, and it is the only resort that, if we ended up only being able to stay in one resort for every trip, we could all agree on and be happy with.

I agree, for the same reasons SSR fits our family.So yes I would buy SSR again.:cool1:

I just went through the same thing as you- I really went back and forth and finally settled on SSR direct from Disney. I think you should decide what your home resort will be first, then it will be easier to decide. In all my searching my conclusion was that buying SSR worked out better direct from Disney- but if I was going with any other resort I would have saved a significant amount going resale. Yearly fees are the same.
Off the top of my head:
Pros of resale:
Almost certainly cheaper per point than buying direct.
Buy less than 150 points.
Inventory of all resorts readily available.
Possibility to negotiate closing costs, MFs.
(I bet Tom Yeary can add to this list;) )
Cons of resale:
Many of the resales that have a low per point price are 'stripped'.
Closing costs were higher on resales (in some cases causing the total price to be higher than buying direct).
Long wait from the time you make the decision until you are in the system
Posibility of ROFR.
Don't take credit cards for purchase.

The $86 per point promo at SSR is good until Jan. 20. You need a referral to get that price- you can pm me (or pretty much anybody on the referral thread) to get the $86 price.
 
We bought at SSR, then did a resale at BWV. In hindsight, I wish I'd bought waaaaaaay back when at OKW or BCV instead of waiting. We love DVC and could have started enjoying it years earlier for less.
