We own at Beach Club and BLT. I really could have sworn we did not pay closing costs (direct purchase from Disney).
And when I check All Ears Net it says there are no closing costs.

"What are the advantages in buying directly from Disney? How about through a reseller?

One advantage to buying directly from Disney is the occasional incentive program offered. The DVC periodically offers incentive programs such as pro-rated annual dues, discounts and even a free cruise on the Disney Cruise Line. (The specifics of each program change often, so check with a DVC guide for the most current information.) Other advantages are that Disney offers an attractive financing package with no prepayment penalty and that there are no closing costs involved when purchasing."

But on the Vacation Club site the sample cost break down shows closing costs.

http://disneyvacationclub.disney.go.com/about/cost/

"Sample Cost:

Let's say you choose to become a Member at Aulani, Disney Vacation Club Villas, Ko Olina, Hawai`i, and purchase a real estate interest equal to 130 Vacation Points package. Here's what your cost of Membership would be, based on the current price per point of $160:

130 Vacation Points
x $160 per Vacation Point
= $20,800 Purchase Price

+ $417 Closing costs
+ $837 Annual Dues*
= $22,054 Total Initial Cost"

I believe there was a time buying direct was without closing costs.
Call your guide. The closing costs increase according to the number of points purchased.

true.

they didn't charge closing costs in the past for direct purchases but now they do (for the last 2 or 3 years, i think?).

Hmmmmm. Does anyone know if it gets rolled in if you finance, or is it the 10% down (or 20%) + closing costs?

You can finance your closing costs if u choose to via a direct purchase. For 100 points at VGF the closing costs were going to be about 400-500.

i know when I purchased my first contract direct there were closing costs, however each subsequent contract there were no closing costs i dont' know if that changed but from what was posted it seems that it is for initial purchase not add on I would call your guide and ask.

We had closing costs on a direct contract at VGF last year and also yesterday on a PVB contract. They were much lower than the closing costs we paid on a resale VGF contract however.

DVD does the closings internally and until a few years ago waved the cost to the buyer as an added perk. Someone decided that if they charged closing fees, they would make more money and people would still buy.
