I never would have signed my lease. 
It runs out on July 31. I was walking out the door today, with plans to commit to 12 more months tomorrow. I mostly like the location (really really close to my campus. Literally less than 1 minute drive) and its very affordable. I would not pay any more than what I currently pay for this place. The longer I've been here, there have been some serious creature comfort issues (The stairs to my second floor apartment being unusable for almost a month, cracks in the wall, safety concerns, spiders, unexpected intrusions by the staff, etc) but nothing serious enough for me to say enough is enough.
Well, as I said, I was going to resign the lease for 12 more months tomorrow. I got a notice on my door (their main way of communicating with us) saying that our rent will be raised by a considerable amount in my opinion. They also said, "as a thank you, we will credit you to only raise it (1/2 of the amount of the raise)." Which pretty much rubbed me the wrong way.
I'm a very good renter. In January I paid 7 months rent in advance. (I previously paid 3 months rent advanced before this.) I've been early on every payment I've ever had to make. I've only complained twice in my year here (once about the concrete damage from the flood that hit nashville and once asking for my water heater to be turned up) I think I'm a good tenant. However, the price they're asking is just way too much for what I get here.
I am thankful that I've had this experience though. Tomorrow morning I have an appointment at another location for a tour. Now I know what questions to ask, and what to pay attention to. I was just not really looking forward to moving so soon. I was ready to stay here longer. But, I'm in a better financial situation now and I feel like I can pay a little more than what I pay here to get a whole lot more out of my community.
I guess I'm just venting because I am irritated that I have been blindsided with this rent increase (when I signed the lease, I was told that the most it could be raised after a year was 20.00-they're raising it more than 20.00) and now I have to go through the whole apartment hunting process again.
Sorry if you actually read this far, I'm just irritated and I hate moving!
