If I Buy into DVC in November of 2019, will I be able to use my points ASAP?

I’m planning on buying into DVC the end of this year. I REALLY would like to take my kids during the week after Christmas week, but not sure if I would be able to use points for that trip if I am
not able to purchase DVC until Nov 2019. Also thinking things might be pretty booked if I wait until then.
 
That would likely be way to short of notice for them to get you in anywhere with only about 30 days notice. However, you can call DVC as I know they sometimes do allow the payment of a deposit over several months, which I'm not sure but could allow you to book with those points right away.

Though also be aware DVC does require booking at 11 months usually for busy DVC times and at the very least 7 months. There is some more leeway if interested in 1 bedrooms and/or traveling February to mid-September.
 
DVD still owns most of the Riviera resort and they can pull one of those rooms if they want, for a welcome home reservation, i.e. the first reservation you do after a direct purchase. Try making this a condition to buy, you may be lucky.
However they cannot give you a room they have already sold to someone else. Riviera has been available for cash bookings for months now, if the resort is sold out when you buy the contract, they won't be able to help you.

To clarify: it's not something I've ever heard they did before. Just a crazy idea that would probably not work.
 
If you ask your guide during your purchase they should be able to find some thing for you
 
Disney keeps inventory at all resorts. If they haven't already sold it/transferred it to be used by CRO, they might be able to get you a welcome home reservation at other resorts, not just Riviera
 
The contract signed included owners being allowed to the viewing area. We paid in full for this DVC. Disney cannot come back and start charging again for services already paid for. Also, owners who booked 11 months out as suggested by Disney paid more in points for Magic season and most probably paid higher airfares since this is a holiday week. Disney claims to have made this decision 6 months ago after owners already booked, took time off from work, and booked their airfare. Encouraging owners to use their points during one of Disney’s more expensive seasons then taking away a contractual benefit of purchasing BLT is Bait and Switch. I have worked with the BBB in the past and have found them very helpful and professional. They care about the consumer.

Not so true for a direct purchase of a brand new resort. Good chance DVC would be able to find a room for a welcome home reservation
 
You can certainly ask your guide to pull a room out of cash if there is one available.

I assume there is a reason you are waiting to buy?

Are you sure you are going to be buying?

If its financial reasoning, ONE OPTION is to buy now, finance, they just pay it off in November. You are only talking a few months worth of interest.

Are you buying direct at Riviera?

Well the rooms not declared are continually being sold through the Cash side of the business (as they aren't apart of the Condo Association yet). Disney has been selling those rooms for cash for a while now and it is a busy time for Disney Cash bookings. So I wouldn't count on something 1 month out especially for it being the size and time of interest, but possible. Also I know DVC doesn't pull all available rooms from cash, when I was buying there was some I know for a fact they wouldn't pull from their inventory.

Though I would simply, as suggested by others, make it a condition of sale for the OP. If I was the OP I know they do extended deposit payments and from my understanding the points can be used to book vacations after your estimated closing dates at first deposit. Also one thing to ask is I thought all reservations had to take place after your estimated closing date so that could be a hamper to things too depending on when Disney allows the OP to close.

Have to wait for an account to mature in Nov to take out the money. If sucks! Also can’t put anything on my credit as I’m in the process of buying a house. Just bad timing haha.

I inquired with my guide about this because I plan on spreading the payment over different credit cards and want to charge, pay off, charge, etc. He told me "with sales manager approval (which won't be an issue)" you have up to 60 days. It would require a 10% deposit and closing initially, but then afterward I could make payments as long as it was completed by 60 days. He didn't specifically say how much I had to do per week/month, but the points I want have not come in yet so it was just me getting all the relevant information.

Definitely will not be any DVC rooms available. For that time frame you need to book 11 months out. There are sometimes welcome home bookings that guides can do but with that short of a turn around they might not have anything for you. Or what they would have available would be high priced cabins or bungalows.

From this scenario you present it sounds like you need to educate yourself on the DVC system, room availability. Also take into consideration the UY you are buying. Timing it right can get you current year points at a pro-rated MF - which for some make it look like "free points".

For example - you buy in November and choose a December UY -- In November 2019 you are in the December 2018 UY so you would get 2018 points. But if you bought the same contract in December or January then you would only get 2019 points. This is helpful to get points which can be banked as part of the purchase.

What you could do is book a cash reservation for your time frame. If you wait to buy in November and they can't get you a room, which i highly doubt then you can either keep the room and still go in December or just cancel the room and use your points to book at a later time. You will have plenty of time to plan a December trip once you are an owner.

I guess another option would be to buy now but only on the terms that the guide can get you a reservation, take a loan out and when you receive your funds pay off the loan in full.

I guess there are different ways about it but if you have your heart set on staying Christmas week I would move on things sooner than later.
 
Also make sure to note that the welcome home reservation only works if you buy direct. And make sure you do your research on buying direct. Its expensive - it works for some people (and resale prices right now are high enough that direct makes more sense than during some previous periods), but most people do better resale.
