i wonder if certain resale companies actually present every offer to clients.

I have tried numerous bids the last few months with a couple of the resale companies. Not really "low ball" offers, but slightly below asking price. 5 out of 5 have come back with "seller is only accepting full offer".

I wonder if the seller is even getting offers @ 3-5$ below asking, or is the reseller just running interference.

And then I see these same contracts continue to remain listed for months.

From the way I understand it, the brokers will present all offers, unless they have information from the seller that allows them to not present,

For example, if a seller has already rejected offers and told the broker they won’t take one under X, then the broker can tell a buyer that and not present,

So, I do think it depends. Having sold several, if you are seeing contracts sit for a long period, I would tend to believe the seller is stuck to their price,

I always gave a contract no more than one week before I lowered my price since I wanted to sell. It also does a broker no good to have a contract sit and not sell, just to get a few hundred more.

IIRC, FL statues/rules permit brokers to refuse offers below ask if the seller so instructs them in writing.

Some sellers are just not interested in negotiating.
