I need your help please!

Oops forgot they were renting-yes I agree would plan on paying the premium for a booking prior to 7 months at that time of year unless one plans to stay SSR
Possibly even IF staying SSR. There have been definite booking issues at 7 months even for SSR, AKV and OKW for some weeks this fall.

So how does this sound...my plan should be, books flights no later than 12 months prior, get in with one of the brokers with my first preference and if no luck by 7 months, secure preferred option at full price?

I wouldn't book flights before having a room and dates for that room. You are unlikely to be saving much by booking flights at 12 months; many carriers don't even accept bookings that early.

We're coming over from Australia and last time we booked the flights 12 months prior (or close to) we got great deals. We'll also be restricted for leave dates from work so our dates will be pretty concrete once we set them unfortunately. If we can't get our studio preference we'll have to find somewhere else.

Do you know, when booking through Disney, for say one of the Port Orleans Resorts, are they fully refundable if we then cancel as the DVC option has become available?

Yes, you can get a refund up to 30 days out, I think.
Just remember that you can try to rent DVC points at the 11-month mark. I don't know if that extra month will make a difference in your airfare prices, but if you can hold on until 11 months out, you could get the room squared away and book the flights right after.
But yeah, if you want to book another room a year ahead, then discover something opens up in DVC, you can cancel your original reservation and get a full refund as long as it's 30 days prior to check-in, which, of course, it would be.
