I need some advice

I bought BWV because I love it there and want to stay there the most, I enjoy staying at OKW.

I finally "get" it :thumbsup2

I reread all your posts 1st thing this morning and understand the UY. I'm waiting for my guide to call me to discuss getting a later UY at BWV. Thanks everyone.

Joyce

I just spoke with my guide the only availability at BWV is UY 2/06 & there is nothing available at BCV to purchase. I told her to call me if something comes in but in the meantime she's calling to see what's available for our stay in May.

Tony is the exception to this rule. He has enough points and enough home resorts that this will never EVER matter to him. Yep, greenban is 'sittin pretty'. :worship:

Greenban, IMO that is getting ready to change.

When 40% of the rooms are owned by people who's home resort is NOT a walk,or boat ride, to ANY of the parks, you are going to see a mad scramble for rooms, at the 7 mth date.

people will call ssr get a ressie at 11 mths, and then start calling day by day at the other resorts.

I hate to even admit this, but I used to always say buy SSR. Those 12 years were the reason. I've also had no problem booking elsewhere at 7 months. That is changing as we speak. I am now a member of the "buy where you want to stay group." Owning one of the smaller DVC Resorts is a great thing. Those ressies are hard to get and the booking advantage is becoming a necessity. You could also book a ressie and then rent it out on ebay or elsewhere. SSr always has availablity so other than the 12 years yu gain nothing by owning there. As others have stated, if you love SSR and want to stay there buy there, if not BWV might be your best bet.

The sky is falling!! The sky is falling!! I didn't think I would EVER hear these words spoken (OK, typed) by Dave. Resistance is futile Dave, sell and buy BCV. C'mon you know you want to!! ;)

Is BWV available to new buyers, or only to current members? What is the contract size, and price per point?

shaq click on the link at the top of the page to our fourm sponser.

they have bwv contracts for sale.

I though of doing that myself but it doesn't seem I can close in time before my May vacation.

I understand. I was just looking to compare cost of buying direct vs. resale. I was under the impression that SSR was the only resort available direct from Disney to new buyers. The OP makes it sound like BWV is also an option.

am I missing something, doesn't SSR offer an incentive like $8 per point and BWV nothing?? So isn't it cheaper to buy SSR?
or maybe that isn't an issue???

I would rather own BWV personally, but I have not had a problem booking my vacation at the 7 mo window for May in the last 3 years. We have stayed at BWV and WLV and this year is BCV. (where we own) :)

IMO in 2007 those days will be over.

I don't think many vwl, bcv, bwl owners will be booking into ssr at 7 mths by choice, while at the same time ssr owners which make up 40% of the WDW DVC rooms, will be looking to get into a resort that has more to offer in regards to the parks.

IMO the days of booking at bcv/bwv/vwl at 6 mths 29 days are almost over.

The game has changed.......

When 40% of the rooms are in a location that is not as desirable as the other DVC's, it will create a rush at 6 mths 29 days to move to a better LOCATION.

For me, I'm interested in BWV. If that is available to new buyers direct from Disney, I'd like to know what the contract size is and the cost. I could then compare to resale contracts to find the best deal. If BWV is not available to new owners direct from Disney, then my only choice is resale. Just trying to find the best option.

You can purchase any of the "sold out" resorts directly from Disney for $92/point**, provided they have the points available. The price is the same regardless of whether you are already an owner looking to add on or a new member buying in. As a new member, you must purchase a minimum of 150 points. Existing members adding on can purchase as few as 25 points, or 50 points if they want Disney financing.

**There was a $5/pt discount in effect for VB and HHI recently. Don't know if that is still available or not.

Availability of points at BCV is an ongoing problem with some people on a waiting list for months to a year. However, two people here on these boards bought in (as new members) at BCV just recently by telling their guides they were willing to purchase any Use Year.

You do not pay closing costs when purchasing through Disney as you do when buying resale.

Depending on the resort you are interested in, resale often works out to be a better deal, even when you add in the closing costs. However with resale you must look at each contract carefully to see how many points you will be getting. Often the contracts are stripped of the current Use Year's points and sometimes even the next Use Year's points. On the other hand, some contracts are "loaded" with banked points from the previous UY and all points coming for the current and next UY. Those contracts will cost more per point but given the extra points you get, they actually work out to be a better deal. Most contracts fall somewhere in between. Prices can vary a lot from one contract to the next so you have to do the math to see which one is really the best deal.

you might consider calling dvc.

I am sure they can anser all your questions, and explain the whole program to you and tell you what they have to sell.

LisaS,

Thank you! That's exactly what I was looking for.
You're welcome. You might want to dig around a bit on this forum because this particular question comes up quite often and there has been a lot of good discussion on the pros and cons of buying directly from Disney vs. resale. There are probably some other points to consider that I have forgotten to mention.

Good luck!

we own at every DVC resort............I think this SSR thing is ridiculous.............it is a fine resort and nothing is wrong with it...............if you dont like it dont buy it..............many will find it nice..............we have stayed there our last four visits..............most recent last week...............as for resale vs. Disney..............we have done both several times................we are firm believers in buying resale first..............you save money doing it................the only reason to buy direct is to get DVC to finance it cheaply..............and in my opinion if youre financing a luxury vacation product your already made a bad financial choice...............so buying a resale is usually the right choice in my view.

With all due respect to Beca (Whom I love, BTW) and the rest of the Buy-Where-You-Want-To-Stay group.......

I have always just bought the best deal, financially. I have never been denied a ressie at any of my 6 home resorts!

YRMV!

Seriously, I am another BUY-WHERE-YOU-WANT-TO-BE-ABLE-TO-STAY card carrying members.

I am new to DVC membership myself, bought SSR a few months back, but I've made 3 ressies already at BWV and got guaranteed boardwalk views for all 3 visits I booked.

Thats great, congrats. So you are a recent owner at SSR that books BWV. Meaning a few months before that-you were NOT a SSR owner booking BWV. Hmmmm, I wonder, and this may be hard to follow and is just a wild off the cuff thought, if the system keeps adding SSR (or EP) owners (like yourself) that book BWV if eventually some of the rooms at BWV will be harder to get?
