How to bury Saint Joseph statues

St Joseph is mostly common buried upside down facing the house. Some say that this tradition goes back from what is called the "degradation of the saints". At that time the tradition was that you threatened the saints by burying them and with that saying to the saints "I will keep you with your head down in the dirt until you sell my house for me".
Now days, the tradition to bury a statue of St Joseph is still the same, but it's not very common to threaten him, instead we pray to his good will and pray that he will help us with a fast, smooth and profitable sale.

our realtor doesnt think the bank will take any less unfortunately. We are under market value and comps now. There is house around the corner for sale that is 1000 sq ft smaller for $30,000 more and it just doesnt show as well (nothing has been updated). Theyre getting traffic too but from what I hear no buyers.



Its frustrating to get our hopes up so many times with realtors calling say "expect an offer" then something happens to mess that up or delay it.

Buck, I got mine at the Christian bookstore. The Catholic supply store would be a good place to look as well.

Oh I just feel so awful for you. I always think that if we had been in Oregon a year longer we would be in exactly the same situation. I hated that my hopes got up every time there was a showing, and then the anxiety of waiting to hear back. I have never been a stresser, but during that time I seriously thought about going to the Doctor for some meds...it was just such a helpless feeling. I really hope you get a buyer soon!!!! I also hope you get lot's of chocolate and spa days in the mean time!!!!
So this is waaaay out of the box, but have you heard about that whole housing swap thing? Where you swap similarly priced homes with someone in Denver who needs to move to Idaho? I don't know much about it, just read about it somewhere.
 
I hadnt heard about that but its interesting.

Something to think about for sure.
 
Just a little side note---
My parents tried to sell their house at one price point. It didn't sell. They RAISED the price and it went. Sometime being the least expensive works against you.

What they found (it seems) is that they were at the top end of a lower price range so people looking in that price, saw them as top end. When they raised the price, they were now in the lower end of another price range...making it more desirable to those who could pay a bit more.

I agree about the darker blue bedroom and border. New neutral paint and removing the border would help that room.

Another thing that I noticed that some others may is that while you have a large master suite, it looks like a combination den/bedroom. It needs to be a primary bedroom, with perhaps a reading area. I'd get rid of the television until you sell it. I'm a guy and I know that many wives want a softer touch in the master bedroom, even if they've made concessions somewhere for their husband. The big tv and large leather chairs make the area look too masculine, IMO. It looks more like a dorm room or recreation room than a master bedroom.
 
i think sometimes when people say 'it's too big' (esp. in climates that have cold winters or realy hot summers) they are concerned with the utility costs. i've found that some older homes can be much better insulated or their design is such that the utility bills can be much more reasonable than even smaller newer construction (those high ceilings with plant shelves, and with partial walls can mess up the heat/a-c flow). if your house gets reasonable utility bills you might want to get a year long print out from the utility company so it can be pointed out to potential buyers.

when we last sold i looked at the area we were in as well as areas around us. we had much better schools and were much more reasonable tax wise. i talked to our realtor and had him make a marketing push to people outside the area. i commuted so i knew exactly how long it took to get to the more popular working regions so i had him point that out to out of area realtors-that in exchange for an additonal 20 minutes of commute time their clients could be looking at paying much less for a home (compared to what the work area homes were going for) in an area that realy benefited their family. IT WORKED. my realtor went along with me but he initialy did'nt think it would result in much of a responce-turned out an out of area realtor got ahold of the fax he sent to her office and realized she had clients who had been looking for a home like ours but never considered venturing into our town. she talked them into making the trip, and when they realized how little time it actualy took and what a difference a nice neighborhood and a great deal on a home made for them they were sold on it.

btw-does your realtor market to out of state folks, and if they do is their website user friendly? reason i ask is when we looked from out of state at idaho and washington i totaly ignored listings that did'nt give me info. about the area/neighborhood on the web positing. i also skipped right over realtor sites that required me to give them a ton of personal information (contact info beyond my e-mail address so they could pester me) before i could even browse their listings. despite the housing crash in california there's still allot of folks who do 'the great migration' up our way.
 
I love your house. I think some cozy blankets draped strategically and throw pillows on top of your older recliners, 3 I can see, could make them seem less dated. I also think some pretty fabric laid over the wood foot boards of the beds would help warm the rooms up too. In the laundry room the only thing I notice is the cabinets are just so very white. Maybe some inexpensive new handles would warm the space up? Can you tell I love to watch all those help me sell my house shows on TV?

I also really like the idea of giving a bonus to whoever sells your house first. As long as its legal I think anyone who will give more money for the same work will get the most attention. Brilliant!
 
I am a part time realtor in MA. I can't see the pics of the house from the computer I am using but I wanted to give you some tips I give my clients. Paint all walls a neutral color, as other posters have stated. Although that wasn't specifically mentioned in the showing feedback, it does help to sell a house if the new buyers don't have to paint. Less expensive upgrades are new fixtures and knobs/pulls. If you have brass change it out. This includes door knobs. You can also consider throwing in a flat screen t.v. for the new buyers if you can afford it. If your home is priced too low people might think something is wrong with it. Also, with a short sale, a lot of buyers tend to steer clear over fear of negotiations with the bank and the timeline involved. In the last short sale I was involved in, it took 3 months for the bank to decide to accept the price. A lot of people don't want to wait that long. Perhaps you could also include a $$ credit with the gas/electric company or offer to pay a portion of the closing costs. Good luck.
