There is an article on TUG that explains it fairly well. Look under the advice section. I checked into it a year to a year and a half ago considering a permanent direct exchange. I found the system far less flexible in many ways that DVC. If I remember correctly, with Hyatt you own a fixed week and can turn it in for points. Far better if the week you own works for you, far worse if you just want into the system.

We just bought at Hyatt Key West. Week 30. It seems a little bit more restricted than DVC however it is not impossible to use the points. Far more home resorts that you can use the points at. It all depends on your traveling habits. We bought resale and saved a huge amount. Hyatt at Sunset Harbor you can get for 1/2 the price than buying direct. For instance we paid $ 11,500 and when we did the Hyatt presentation they wanted to sell us a unit for $ 23,000. If you need a closing company to handle the transaction drop me a email.
