Hyatt Place or SpringHill suites?

This will only be our 2nd trip to Disneyland and we previously stayed at Homewood Suites Convention center and loved it (too expensive this time). This time we are looking at Hyatt Place across the street or SpringHill Suites Convention area. If you had the choice for same price and room type which would you pick. We are a party of 6. The nice thing about Hyatt is the Toy Story lot across the street. Worried about my mom walking from Springhill or would you suggest ART pass? We would have breakfast at both also. They both look nice.
 
My family stayed at the Hyatt Place last summer for 5 nights. I would definitely stay there again. The room was good and the breakfast was fine. We used the Toy Story shuttle 4 out of 5 nights. It was very convenient. We skipped the Toy Story bus on the evening of 4th of July. The line was too long so we walked back. It was a pretty long walk so I wouldn't recommend it for anyone not used to walking a lot. We did not use the ART bus so I can't comment on that.
 
Springhill doesn’t have a hot tub if that is important to you. Yes, I think the walk is long from Springhill if you have mobility issues. (HIGHLY recommend looking into an ECV for her, anyone can learn to drive one very fast & any concern about walking won’t be a concern.) Hyatt Place has restricted breakfast across the brand recently. For a free breakfast you need to book direct with Hyatt or buy a room that specifically says breakfast included if buying 3rd party. They also upgraded the breakfast across the brand which I thought was a noticeable improvement (I haven’t been to the one in Anaheim since the changes).
 
For our last six trips, we have stayed at one of Hyatt House, Springhill Suites, or the newest Residence Inn Convention Center. I love them all. I love the size of the rooms, the included breakfast, and the distance to Disneyland. I think it is a great value. It is also very convenient to be located next to CVS and Walgreens. We always stock up on waters there. All three tend to be the same price +- $20. If there is a big price discrepancy, we book the least expensive of the three.

The last two trips, we've stayed at Residence Inn Convention Center. I think they have the best breakfast of the bunch. It is HUGE, lots of room to find a big table, and as high quality as buffet breakfast goes. I also like their rooms a tad more than Springhill Suites. I think they are slightly larger or it could just be the layout. This past trip, we had 2 adults, 2 teenagers, and a 10 year old and we had no issues at all with space in a 1 room/2 queen suite. The teenagers slept in the pullout couch and it was fine.

We typically walk and it takes us 10-15 minutes depending on the lights and the crowds. I am not a fan of the ART. I would guess that with a party of six, it would be less expensive to get an Uber or Lyft unless you are going back and forth alot. We did that a few times this trip because of the rain and it was very easy and very fast. We did the XL Lyft and it was $6 each time.
