How to Develop a Relationship with a LandLord (member)?

For a couple of years I'll be going from Landlord to Tenant. I kept my 06 points by way of a DVC friend but once they are gone (next year) I'll need to find a friendly landlord. Actually even if I get a new contract I'll need a friendly Landlord anyway because my next DVC venture will be the smallest contract I can find (and win).

So how might one go about doing that? The rental board seems oriented towards those who want something now.

If you are talking about renting DVC reservations on a regular basis, you probably are looking for a commercial renter. Not someone who only does it on an "every once in a while" basis. And you know how we all feel about commercial renters. :furious:

I didn't realize that 'we' all spoke with one voice here.

OP, there are some members here and around the web on various timeshare and personal sites who I am sure would be happy to work with you in future. Best of luck!

Well, 'Deb & Bill' speaks for me in that regard. I do not take kindly to the professional renting of points. I think that it devalues our points. I am not against someone renting points from time to time based on their own personal situation, but I don't care for professional renting.

Ditto

I prefer to speak for myself as opposed to having others speak for me.

The OP didn't ask for our opinion on commercial renting - that is another topic and thread.

There are in fact people who may rent once per year, but prefer to rent to the same people. Don't we advocate using 'known' renters and building references? I had someone transfer a few lonely points to me early this year and we still communicate via email about a variety of topics. She is hardly one to be classified as a commercial renter.

The OP may find themselves a similar 'partner' online who is happy to rent to them, or transfer points to them, on a yearly or less frequent basis.

Let's keep this particular thread on topic please - no need to turn the OP's question into a debate on "professional" renting.

Bavaria is right. I'm not looking for someone who might be shut down because they get tagged by DVC as a professional. Just someone who might, every other year, have sixty or eighty points they don't mind getting a little cash for. I'd rather have hope I can go back to the source I got them from the last time instead of having to find a new person every time.

Am I understanding you that you are still going to be a DVC member just with a smaller account and are looking to add to it by renting extra points from an owner? If so, I would imagine you could develop that relationship naturally just by making your first rental contract. Renters and Owners tend to repeat the experience because they've built up a bit of trust.

I wouldn't mind having a contact myself on the chance I decide I want to rent our points. But as it stands now the most we have extra falls under the 20-40 point category per year. And then I just bank and make sure I use that first when I book the next year. Now if it's II or Marriott weeks you wanted, I have a surplus of those. DVC has caused me to go from not having enough Marriott weeks to having at least one too many. Thank goodness I can trade for hotel points.

For DVC, I think you just need to look for that rental from an owner with just a bit more than he/she needs every year.

This is my advise as well. When I had extra points before I sold OKW (*sniff*) I had a couple of people who would rent from me every year or two.

From a trust standpoint, I would recommend finding an established DISer to rent from instead of a newbie (which is yet another debate, LOL).

:tink:

Is there a thread for referrals? I have rented once and had a wonderful experience. I just bought a small contract and plan on adding on, but I have a large family. My kids are grown, so it's not practical to have a large contract. I 'd like to rent points occaisionally to take the whole family to WDW.
