How much should i charge at yardsale for a lazyboy sofa in very good cobdition

Have you considered listing it on Craigs List? You still won't get much, but I think your odds of getting a buyer will be better. Someone just starting out will take a chance if it's a bargain.

I would donate it
Agree, but apparently there are lots of thrift-store type places that don't accept upholstery. I'd offer it to everyone I knew or seek out an agency that assists refugee families with resettlement. There are several in our city and furniture is always needed.

Then I would pray someone came to take it. We had a very nice (and $$$) set of La-Z-Boy motion furniture we had to give away - I almost apologized to the family members that ended up with it because it was so heavy and miserable to move.

Not much. $50 maybe? To get rid of furniture I don't want, I now use Facebook Marketplace. Take a photo or photos. Set a fair (but reasonable price) and advertise it within "X" miles of your home. I set mine at 25 figuring it was unrealistic to think people would travel further than that to pick up used furniture. Describe and photograph anything that might diminish the value in someone's mind (to avoid people saying "I don't want it because it has a small scuff on one arm). Got rid of it all and quickly. A couple of pieces I've had to drop to free level, but hey, still saved me money over hauling it to a place to dispose of it and pay to get rid of it. Furniture is a solid waste nightmare, and around here, you pay to dispose of it.

I see nice quality furniture sold all the time in our area on girlfriend garage sale on Facebook. A friend of a friend sold a lazy boy leather set for $1000. I wouldn’t listen to all the naysayers. Find a good group on Facebook for high end furnishings, search the listings and give it a try.

If it doesn’t sell, just donate it. I have had the Salvation Army and the kidney fund come to my home and pick up furniture.

New construction around here does not include a formal dining room anymore. Many wouldn’t have a place to put it.
DD is in the process of shopping for a house, and was just on the phone with her Realtor and I had her ask about this here.
Her response was, "well, yes and no." Most new construction here will include a space for an office, bonus/game-room, dining room. It is up to the homeowner to decide how to use the space.
The two things she said that have gone away in new construction, wood burning fireplaces, they are illegal, and two car garages, three car is pretty standard now here.

As unfortunate as it can sound appearances of your area, at least for my experience, can impact people's desire to buy furniture right or wrong. Also things like "non-smoking home" or "no pets" increase odds of people wanting said furniture. Condition of the cushions too. I'm not likely to spend a decent chunk if I can tell the piece of furniture has been more used because its lifespan for me would be lower. Price your furniture with things like that in mind.

OP are you a part of Nextdoor? In my area lots of people put up furniture on there and seem to have good success, craigslist is a good idea too, facebook..maybe.

Are bed bugs really that big of a threat? We went through an antique furniture phase, but haven't bought any other used furniture. If we chose to, bed bugs would never enter my mind. I've seen reports of people encountering bed bugs at hotels, but I don't know anyone personally who has ever had to deal with them.

Here it depends on the style of home and type of home.

There's still plenty of house plans one can choose from here that include that dedicated dining room as well as plans you can choose that don't have it. That goes the same for a dedicated place for a kitchen table. Sometimes there's no actual bump out for it.

The predominant type of new construction is open concept it's basically all you get around here.

When a dining room exists it's not closed in vast majority of the time. Columns (that are normally structural) are usually all the separation you get when you're at a certain category of home style.
