How much longer until SSR is sold out?

I just bought into SSR 2 weeks ago. I had to purchase Pre-sale since my unit will not be finished until November 1. Was told by DVC sales that they expect to sell out 2nd quarter 2007

I believe that they told you the second quarter of 2007 but I'd wager that it will take longer. I'd go out a year longer.

I asked this question of my DVC rep. recently and he said they're expecting to sell out by the Spring of 2007.

Do you say it will take longer because ALL DVC properties have taken longer to sell than advertised, or are you saying that SSR has slow sales and the guides are just overly optomistic?

I don't think it has to do with being optomisitc. They are sales people and the "hotter" a property sounds, the more people will want in. I don't think they are lying either. That may be the goal that they have but based on the size of the property (and to a lesser degree the rumors of another resort coming along), I think a longer period for SSR to be selling out is in order. It is a very big property.

Phase I (Congress Park) was 4 buildings.
Phase II (Springs and Paddock) was 8 buildings.
Phase III (Carousel and Grandstand) is 6 buildings.

Each building = 46 units.

I agree with HBC's comments, as usual.

All of the previous resorts have had similar comments from the sales people. As stated, they want the property to look like a hot commodity, and that you'll be luck if you can get in. I think most times they are agressive with their projections to keep people from waiting until the next trip too.

I remember that HH and VB were "on the verge" of selling out for quite some time. BCV actually did sell out very quickly and almost caught Disney without another property ready to sell!

I think DVC sales at SSR are doing pretty well...they are definitely marketing DVC the most aggressively I've ever seen. I'd imagine that it takes at least another year or so to sell it completely out just through its size. That is not a comment on the desirability of the resort, just on the number of points it will take to sell out.

Yes, I do know. SSR will be selling into 2009. Earliest estimates place it at the end of 2008.

Where the confusion lies is with the fact that even though the buildings will be completed in 2007 the resort will sell into 2009.


Use a little common sense with this, the resort has been selling for 5 years or more with not evn 2/3 sold out to date. Add at least 2-3 years to sell and bingo, you have 2009.

Guides would sell there own child if you bought some of there points. Of course they want everyone to think it is almost sold out. Maybe the urgency gets people off the fence.

Actually, SSR sales have just now ended the third year as presales began in August, 2003. The resort is already over 2/3 sold ( 2/3 is already completed and open) and the final 6 buildings will be opening beginning this December and into 2007.

Can we say 2/3 sold? I know they are pre-selling phase 3 but that might be some marketing spin. Are there no points available for phase 1& 2 units?

I think there may still be some Use Years unsold from those original 12 buildings, but can't really imagine how a marketing spin would be worth the effort unless they really have little left to sell in those buildings already open. It's not like owners actually stay in their "unit" where there would be an advantage buying one of the "new" units with the "new" pool and amenities.

I was skeptical when I saw the first report of someone buying a presale contract with limitations attached. That sounds like a lot of extra effort unless it's really needed. At this point, there have been enough similar reports that I find it believable that the new buildings are about all they have left to sell.

they are saving some points for current dvc members, new members have to get the presale. thats what we were told in a dvc member meeting on the magic on aug 20.

Doc we just bought back in early July and had the choice of Dec 05, Feb 06 & March 06. We were also asked if we would like any other U/Y because most were still available, if we had any particular preferrence. The salesman did not even mention presales at the time.

I have no clue how they have been selling since July.

:crazy: I just put this guy on the post because I like him, no real reason.
