How much is the value of one point?

I'm trying to figure out how much I'll have to pay in taxex in my country to own DVC points.

I would need to know how much is the value on which taxes are calculated for one point.
And then, how much is due in Florida in taxes for each point.

If you have any value specific value for BWV or AKV it would be better, but any resort would work out anyway.
Can anyone help me?

DVC points have no value themselves. Points are merely a means to express the real estate ownership a member holds in a specific DVC resort. The DVC documents make it clear that points have no value by themselves.

Property taxes are included in the annual fees and the annual fees for each resort may be found in post #2 in the DVC Resource Center at the top of this forum.
 
I know that the taxes are included in the MF, but I live in Italy, and I have to pay taxes on properties abroad, even if I have already paid taxes in the country where I own that property.

What I mean is that I need to know how much real estate ownership one point represent.
In annual dues report, owners receive the amount of MF split among many different costs. I would like to know how much it's for taxes.
And I would need to know also what's the value taxes are calculated on. How much are taxes on real estate properties?

For example, if for one point there are 0.07$ of taxes, and taxes in Florida are 7%, the value of one point would be 1$. (oversimplifying here, but I need only a rought amount now, to decide if I want to buy DVC or not).

English is not my native language, so I don't know if I can explain myself well.
 

I think you've explained the situation. You need to know what value the property taxes are actually based upon. I'm really not sure anyone here can answer that specific question. You'd probably need to talk to a DVC sales person, who then may be able to contact Member Accounting for a general answer to that question.

I would guess the taxable values would be based upon what ever the entire resort is appraised at for tax purposes, divided by the total number of points that would be available at the resort. and as far as I know, they only people to have that info would be member accounting/administration.
 
The taxes will be a little different for each DVC resort, so it would help if you shared which resort you wish to purchase.

For 2012, the property taxes at OKW are estimated to be $0.9885 per point.
 
I like BWV and AKV, but thank you for the value of OKV, I don't need the exact value, only an idea of how much I would pay in taxes every year, to decide if MF would be too much.
Do you know the percentage of taxes in Florida?
 
Why even bother telling them that you are a DVC member?

After all, do we really own those properties?
 
If this a yearly tax, just take the market value of the DVC each year. You can fingure that by going to the ROFR thread and looking at what similar contracts are selling for and figure the per point cost and then just multiply it by the number of points you own and that should be your basis. Then just multiply it by your tax rate.
