How may times to modify a rental reservation.

We decided to rent our points for the first time. We rent through a very reputable company.

My question is how many times have you had to modify a reservation. As of today, it's three for us. 2x to drop someone and 1x to add a completely new family.
 
I rent personally and not through an agency. I've made changes for my guests and sometimes more than one change for the same guest. Three changes does sound like a lot and the last one must have been a PITB for you since you had to call to make the change. It sounds like the first family was having problems with their vacation. Hopefully, you won't have to do it again now that you have a new family.

The same extended family had 2 reservations. The first change, an adult dropped out. The second change one (of 2 ) family dropped their entire reservation in June. Got a new unrelated family to pick it up. This took 1+ hours including time on hold.

The third change is the family that dropped out now wanting to be put on the first family guest list. Thankfully the phone time was less the 15 minutes for this change.
 

I have rented out lots and lots of points thru a broker. Changes are just luck of the draw. Most reservations have zero changes. Then, you get the reservation that is a nightmare. Always needing me to modify or make requests. That one reservation makes me question renting out more points!

Just so you know, change (1) "an adult dropped out" and change (3) "the family that dropped out now wanting to be put on the first family guest list" can both be done online as long as you are not making a change to the lead guest. It is super easy to add and subject people on the reservation yourself. Unfortunately, you do have to call when you make a change to the lead guest as you did in change (2) and it can take a long time.

Thank you. I tried online but it wouldn't stick. The reservation is in less then 20 days. I don't know if that was the reason.

We’ve rented 6 times, each time through different sources and contracts. One contract allowed one change for free, a fee for 2nd change, and no ability for changes beyond that. All of them had terms regarding changes. None of them counted adding Dining Plan a change.

We liked the ability to make a change if an emergency popped up. Fortunately never needed over 6 stays.
 
Every company has different rules regarding the changes and what you as an owner are expected to do.

When I rent privately, I don’t allow any changes outside the first few days..maybe give them a week…and this is why I didn’t.

But I also charged much less than the average price at the time.

I think one change is reasonable but after that, the owners should be given a nominal fee because the whole purpose of using a company is the ease of it all.

I agree about the fee. It's a huge PITB to have to call MS and be on hold because someone changes their mind.
 
As PP said, the two biggest agencies have different rules about making changes. One pays you for making certain changes, the other doesn't.
 
I like the idea of a small fee for changes after one.

I've only had one renter who made multiple changes and I didn't make a fuss over it. In the end, I had a few extra points that were coincidentally expiring and upgraded him from a studio to a 1 BR. I figure it's Karma LOL!
