What's the right number for a family of 3, two adults and one child (we will not be adding to our family), we like to go every year for a week in the fall and about 4 days in May. Would love to either do Poly of BC, YC, or Boardwalk. Thoughts?

A few things to think about:
1. Will you be OK staying in a Studio?
2. Have you ever stayed in a 1BR?

We bought enough points to do a week's stay in a Studio. Then we stayed in a 1BR and fell in love with them. I particularly like having the laundry in the room. Since we have to fly there, it's nice to only have to pack enough clothes for 1/2 the trip and then do a couple of loads of laundry while we are there. Also, if you like to do any of your meals in your room, the 1BR has much more space for food storage.

As your child gets older, you might like the extra space of the 1BR. After we bought DVC and had been there several times, our trips changed. We now spend a little more time at the resort, so having the extra space is nice.

Note: we own at BWV. We love it there!!! We love being within walking distance to 2 parks and a monorail ride to MK. Not having to deal with the busses so much makes for a much more enjoyable trip for us.

YC isn't part of DVC - for the points it depends on if you'll be staying in a studio, 1 bedroom, 2 bedroom

Thanks, as I totally messed up on the YC thing, sorry. We have only ever stayed in studios, but I know if I stay in a 1bedroom I would absolutely love it. As it stands right now we have always pretty much done rope drop to park close. We tried to slow it down this sept and schedule in a pool morning, nope, ended up at MK  we cant help ourselves apparently. I do not like to cook or do laundry in WDW, I do plenty of that in Maryland, mama needs a vacation.:laundy:

Sounds like we are exactly the same

You should look at the point charts for Poly, BC, and BWV to decide how many points you need per year. The Poly requires much higher points than BC or BWV studios but they are larger rooms with the split bath. Off the top of my head I don't know the point structure for may but to give you an idea a Poly studio is 130-153 points (depending on the view) for a week in Oct/early nov vs 78-107 at BWV (depending on the view) and 107 at BC. Unfortunately in order to regularly get a week in the fall in a studio at BC or BWV you typically need to own there as demand is extremely high during F&W. In fact the standard studios at BWV often book up immediately at 11 months due to the great deal that they are (78 points for a whole week). So far the Poly has often been avail at exactly seven months for the fall but since it is not full sold at this point it could eventually be just as hard. The down side to buying BCV or BWV vs Poly is obviously the much sooner expiration date.

I agree with the above info. Look at the charts and consider the future possibilities. SSR is cheapest, BLT next long term. BWV, esp standard view, will the cheapest of the ones you mentioned. For a studio for 11 nights you're looking at roughly 200 points depending on the exact times and how they fit with the DVC seasons. I'd suggest a 10% cushion in many cases. One thing you could do would be buy less, say 150-170, and try it out then maybe do a second resort later. If you go to 1 BR most trips, you'll need almost double those points.

Keep in mind that fall is one of the most difficult times of the year to get standard view studios at BWV.. Those disappear almost immediately after the 11 month window opens. Best to plan to have enough points for a preferred view studio or a 1 bedroom standard if the BWV ends up to be your choice. (I love it there in the fall). :)

Me too and agree 100% on the difficulty of getting a standard studio in the fall

I would agree with the above recommendations. Decide where you want to stay and look at the points needed for different rooms.
We had planned on a studio most times. Our first trip this fall, all we could get was a one bedroom. My wife loved it and I doubt we will go back to a studio. Luckily, we purchased enough points for either option.

We just purchased a 100pt for the Boardwalk Villas. It is just my DW and I, so studios are all we "need". If those sell out at the 11 month mark, and we call at the 10 month mark, is it possible all DVC rooms will be gone, or we will just have to possibly pony up for a larger room? In other words, are you guaranteed that there will at least be something available before 7 month date at your home resort?

You are not guaranteed a studio at your home resort at any point.

Realistically speaking, you should be able to get a studio preferred view at BWV at 11 months for pretty much any time of year.

We purchased our first contract this year, it was for BWV. We closed just before the 7 month window opened. We were looking for rooms in early November (a very popular time). The only thing available was a 1 bedroom for 3 of the 7 nights. We waitlisted a 4th night and had to book the other 3 nights at a different resort (not a terrible thing). This year, we booked at the 11 month window and had our choice of about any type of room we wanted for the entire week. If you can plan ahead, you should be able to get what you are looking for.

With BWV, in fall, it's always best to plan the points for Preferred and be pleasantly surprised if you manage Standard around all the walkers. Unless you yourself walk it, of course.
