It’s always amazed me… let’s say you own 400 points. Enough for a one bedtime once a year for a week.
You pay $3000 a year in dues for one year… and you own a week?? That’s $150,000 a year for mtc, and utilities. And that’s for 800sq Ft.
Do you pay that much at home???
I have a nice house in Florida, but my utilities, mtc, so forth is less than 1/10 that amount.

ETA: And I maintain my house better than DVC.

I'm not understanding your math. 400 points gets you way more than a 1 bedroom for a week. I figured when we bought and with what dues are currently, we are spending just over $10/point. A 1 bedroom for a week is around 200 points at Saratoga (I just looked at the middle of the chart, it could be more or less depending on the time of year) That is 2 weeks on average and it costs me $4,000. ($2,000/wk) If I were to rent through Disney during the time I looked at (middle of the point chart), it would cost me $6,100/wk! Even if I was able to get a discount (usually qualifies as 25% off)....it would still be $4,600/wk.


That math is easier to understand with a deeded week system. You buy a week in a condo for some amount and the developer can sell that condo 52 times. If you annual dues are $3000 for that one week then the annual dues on the full condo are $156,000. The actual season or deeded week (hi season vs low season) you got doesn't matter for the dues amount. The actual view you got doesn't matter (e.g., island view vs ocean view). All those would be accounted for in the actual upfront purchase price.

With DVC that all gets convoluted because your deed may say you own some 0.0XX% of some "unit" (which may be a 2BR theme park view) but you actually always stay in a standard view studio to stretch the point out as much as you can. That's all neither here nor there. You can get more insight but working out with an "average" studio, 1BR or 2BR unit, averaging across weeks and across views.

This will be different for each resort, but just eyeballing the points chart for VGF, it looks like a 2BR unit is about 450 points on average for a week (averaging across weeks of the year and across views). At $7.33 dues/point that's $3300 per week, or about $172,000 per year, or $14,300 per month. Does that seem reasonable for a 2BR condo (even after factoring in outlandish insurance, housekeeping, pool maintenance, front desk, etc)?
 
You have buses, boats, monorail, skyliner, and other myriad of costs that DVC picks up part of the tab for. Is it reasonable I would say no based on other time share products. But this is Disney. It will have more and cost more
 

Had over 500 - had to sell them for my divorce- I plan on purchasing myself as soon as things settle as I miss having my DVC !! Will be Johnny Cash it - one piece at a time - tiny purchases to get where I would like to be ! It’s not like Disneys is going anywhere 🤣🤣🤣 Now I can purchase what I would like !!! 👍

No requests for video sadly. I have enough to rent to pay for all of them, so I get to stay for a long time in a nice room.....

The income tax nightmare though....(unless you rent them all privately and don't report it of course).
 
For those of you who have over 500 points how in God's name do you use this many points? Do u live there lol do you rent them?
Not quite at 500 yet but will hit 600+ in the next month or two but it's not that hard to do if you start staying in 1 and 2BRs. A 2BR for a week typically costs 3-400 points and then add a 1BR for about a week which usually costs 300 and you're pretty much there lol.

Aulani- 6 nights in a 2BD Ocean View every year or GV every other year if we are bringing grandparents. Summer.

Grand Cal- 4 nights in a 2BD or 5 nights in a 1BD every year. Spring Break or Summer.

VDH- 3 nights in a 1BD if available at 7m. If not available at 7m extend days at Aulani by a day. Fall or Winter break.

500 points is approx a 2BR unit with a nicer view for a week during medium or high season at resorts like AUL, VGF, RIV. Splurging on a 2-night weekend in a PVB bungalow or CCV cabins will cost you 250-300 points. And then you also have those grand villas...

I generally prefer to rent out excess points to offset dues, but it really wouldn't be hard to use them on stays as well. While it's great to stay on property, and walk or take the monorail to the resort, or nap midday, I don't typically find a stay in a studio with a parking lot view a particularly memorable part of the trip. It's different when the room is bigger and the view better. Sometimes it's the little things - my kids will probably always remember when the fire pit at AKV was closed due to lightning, so we used the oven in the 1BR to make s'mores and eat them on the balcony watching the animals. That couldn't happen in a standard view studio, although it'd cost 60% less.

776 points, good for our two base trips: 5 nights in a 2BR at BRV for the holidays (205 points), and another 5 nights in a 2BR, ocean view at Aulani in late spring/early summer (345 points), for a total of +/- 550 points. That leaves us around 240 points each year to add a day to either trip, or add something else if the opportunity arises. We always stay Sunday through Thursday nights when weeknight are fewer points (no such luck at Aulani), so that keeps points use down, and May and June are the second lowest season at Aulani.
 
We have 780 all at AKV. We typically book 1BR and sometimes 2BR (Points not used during COVID shutdown). We typically go down for 9-10 days during spring break and then 2 weeks over the summer. Every now and then we sneak in a late fall trip (Nov/Dec). You'd be surprised how quickly those points go.
