Just out of curiosity...how long after direct sales begin do resale contracts generally start popping up on the market? Like, say for instance, when would VDH contracts start appearing for resale?

Unfortunately I think the record might be 3 months, but usually a few pop-up after about 6 to 8 months when a new owners realizes they can't either afford a Disney vacation or don't have the time to vacation.

It took Riviera ~2 years to have an established resale market. One off contracts popped up here and there but they were priced to get the owners out from their upside down contracts. If you want VDH at a meaningful discount to retail you’re probably looking at 2025.

Personally if you want a resort buy direct at the initial pricing discounts. I don't think you will find enough of a discount unless the economy tanks and you can buy at a discount then.

Bought Riviera at like $155/point but already have used 3 years worth of points that someone buying now resale would have missed. So if I value the points at around $18/point on the low side that means I would need to find resale for $101 to really be comparable.
