How long for estppole?

We found out last week our offer passed ROFR, now we're waiting to close. I am VERY eager to get it done.

When I emailed my agent he replied:

"We are waiting on Member Accounting to release an estopple report and then the final documents will be ready."

How long could that take?

I think anywhere from 2 weeks to 6 weeks?

We purchased a resale not that long ago, they gave us the same answer and it actually came rather quickly considering I was figuring 6 weeks.

Do I have to wait for a copy of the deed or just be in the system?

Here are my resale timelines with dates for three contracts we purchased through GMAC. This should give you an idea of the time line.

SSR Contracts
* Made offer on 1/9.
* Contracts went to Dis for ROFR around 1/16.
* Passed ROFR on 1/31.
* Estoppels came back to GMAC on 2/17. Title company prepared the closing docs.
* Received closing docs on 2/20. Returned everything to GMAC on 2/21.
* Deed was recorded through Orange County on 3/7.
* We were in the system 7 days later.
* Booked first vacation on 3/21.

VB Contract
* Made offer on 3/7.
* Contracts went to Dis for ROFR on 3/13.
* Passed ROFR on 3/27.
* Estoppel came back to GMAC on 4/21.
* Received closing docs on 4/25. Returned everything to GMAC on Wednesday, 4/30.
* Contract closed on 5/16.
* Deed was recorded through Indian River County on 5/20.
* We were in the system 8 days later.

Just have to be in the system which usually takes from 5 - 10 business days give or take a few in either direction. Then you may make reservations, etc.

Deed will take weeks if not months to arrive and there is no need to wait for it.

No way!, I can't believe it. Yo already have your closing docs?!?! Wow, that's amazing.

We heard on 12/11/2008 2:45 PM , Thursday before last). We are going through TTS.
